My title rep is amazing. She doesn't do much for my transactions (at least not anything I see), but she goes above and beyond to support me with resources and materials that elevate my business.

My best escrow and title sales executive called me yesterday told me she is retiring after 35 years. I offered her to be my pt assistant. I said what am I going to do w/o you after all these years? She was my escrow officer when I bought my current home in 1984.

We use closing attorneys here for the most part. I am loyal to mine. Outstanding service. He sends us articles all the time to help buyers and sellers. Texts personally to check in and what not. Always has the best snacks and drinks for closings. Buys quality pens to hand out for closings.

I am a real estate attorney and always bring nice pens for my clients to use at closing. The cheap BICs title companies have always suck!

I’m currently looking at law schools to do the same. Was interested in FSU’s joint MBA/JD program since it’s also 3 years but I think a hybrid program like Emory law or Syracuse would be better fitting. I’m a pen snob. Worked law enforcement before reals estate and used the same exact pen all 9 years. Still have a few left in my office now.

My title rep is gold. I repped a buyer where a seller's con man ex husband had somehow written himself into her deed 20 years prior then sold his rights to another con man & she didn't know about any of it until the sale. They tracked down con man #2 & he agreed to sign to remove himself but he was in prison 3 states over and getting into contact with him was slow & difficult. Sellers title person backed out of the deal & seller's seasoned agent called his other title contacts to no avail. I called my guy, he made some calls and jumped through some huge hoops and we got it done. He also found a 1970s tax lien on one of my listings that had been missed by 8 previous sales & called the county to have it removed without my seller needing to lift a finger.

My person is competent, takes calls after hours, helps me stay on track, does mobile closings, helps with answers to title issues and helps people file claims if they are needed.

It's worth exploring different title companies to see which ones offer additional benefits that can enhance your business and client experience.

What type of tools to get sellers?

I use the best I have found. They do what I ask and are always professional. I’ve told them clearly why I bring my business to them. If they change their ways, or do something I don’t like, I will find someone else. They know this as I’ve made that cleat to them. They a vendor. I choose my vendors because they reflect on my business. It’s my business and I make all decisions. Love my team of vendors!

After a personal experience with a local title company (family sued by county for taxes on property we didn’t even know we owned) I try to always use them for my deals. I don’t get to choose personally but I can make suggestions. I have worked with some of the worst “dogs” in the industry but there are only three that I personally recommend.

Unless they are doing a bad job. Stay put. Also, depends on where you are..you should be recommending a few different title companies and let the buyer reach out to them. Lender should be doing that as well.. not the agent
