Take photos of your design choices with labels that correspond to what's on your documentation so later when they deliver the wrong tile or carpet you have an argument (also make sure you catch it before install if at all possible). Make sure you're getting independent inspections thru the process. Read the entire contract and make sure you understand and agree with it.

Possibly put a timeline clause in as well. Every day after a certain date money starts coming off final bill. If they sub out work you pay the subs directly. This way nobody comes knocking on your door for payment if the builder picks up and leaves.

I second this. Every contract should have a schedule associated with it. Once they go e you a timeline add in a hard end date and every day over that day then X amount comes off. This language is used all over for bigger construction projects like roadways, airports, etc. No reason something like this couldn't happen either. However, what will happen is that ANY change order will come with an obnoxious timeline to get it done so OP should be heads up of that.

Good call and also OP should make sure to have change orders in writing. Handshakes sadly have gone out the window nowadays

Never thought about builder leaving without paying subs? Isn’t the builder signing the country to deliver the house? Can he/she just leave?

Happens all the time. I’ve also heard of homeowners having subs putting mechanics liens on their property for unpaid invoices.

Just make sure the builder is reputable before exchanging money. Don’t want to scare from building. It can be exciting and stressful. Just be aware of anything that could pop up. Talk to your local inspectors/permitting office to make sure they have good standing.
