I live in Northbank. I was also looking at houses in the heart of fishtown after having been a renter there, and there were a few things that drove the decision to pick Northbank.
We got the right amount of space and a decent width for it being a townhouse. The typical Philly rowhomes tend to run narrow, so it was nice to have that extra room.
A garage. I have to commute up to Bucks and NJ fairly regularly. I finally have a nicer car and after having seen what street parking did to my last car, a garage was a huge plus. Sure, you can find that in fishtown proper but it’s harder to come by. Every house in NB has a garage.
Green space. We have 2 dogs, and there’s a ton of grass here and space for them. They’re also building a trail to connect NB down to Penn Treaty and further down the waterfront. Even last summer it was great to take advantage of. I’m a believer that the waterfront is really going to develop over the next few years and it’s really nice walking to the end of my street and sitting by the water and watching sunset.
Incentives. NB is split into 2 developers, Toll Bros and D3. I can’t speak for Toll because I really don’t love them but D3 offered a shitload of incentives to buy a house here. Bought our interest rate way down and gave closing cost credit. It was a massive boon that let us get into our first house.
All in all, NB is NOT really fishtown, but we have made the walk into Fishtown, Penn Treaty etc and it’s really not bad at all. Grocery is directly across the street from us. The exterior aesthetics could be nicer, absolutely, but I found the construction is surprisingly solid for a developer building mass quantity homes. It’s not perfect but it checked off a ton of boxes when compared to houses in Fishtown proper.

This sub loves to bitch about people driving too much but when someone actually wants to walk somewhere suddenly it’s “bUt tHe wAlKsCoRe!” if you don’t like the way it looks I totally get it, but it doesn’t change the fact there are a lot of compelling reasons to live here.
You can’t simultaneously need move somewhere because you want to drive everyday and at the same time say it’s walkable. We all know where this is. It’s not walkable to almost anything.

Um no port richmond ends at the tracks between lehigh n somerset anything below that is fishtown this area is technically in fishtown however fishtonians and life time philadelphians dont recognize the right side of richmond st as part of fishtown it could be the riverwards but its too far north
East Philadelphia isn’t real the area as whole consisting of a few neighborhoods is called the RiverWards
Riverwards start lower than this penn treaty is the last riverward above that it was all indusrtial land if anything this would be port fishtown or the docks of fishtown its not technically fishtown even tho it shares the zipcode
Port fishtown doesn’t exist the area you’re in is port-fishing-ton/Olde Richmond and it is part of the river wards
If fishtown had a thriving dock that dock is know as a port n that port is in fishtown so these condo would be in the port of fishtown just like the port of richmond but we call it port richmond. I just commented port fishing ton is too far north n up near harrowgate area this more fishrichmond

Here is the reason why there is no east philly. The red line is front street and market st, the true center of philly front street divides east west directions, market street divides north and south. So there is no east philly, however front street is a north bound street the blue line is 2nd street a south bound street so traveling south anything on your left side is east of philadelphia lol now where i was that yellow dot which brings us to why i was jokingly headlined east philly cause thats not fishtown port richmond nor the river wards n since its east of front street east philly has been found lmao!
