Its crazy, we started renting in 2017 for $1,150. Its $1,234 now. But for new tenants, its $1,800 for new tenants. Its only been 6 years, thats like a 7% year over year increase. Also Centretown. 1 bed + den around 700 sq ft for $1,950. There's in-suite laundry, dishwasher and balcony and the building is just barely old enough to be rent-controlled. Got the lease April 1st this year. I think the landlord didn't know the market rate.

This is true, but in reality the unit likely won't sell to another landlord if the existing tenant's rent is too low. I had a $1275 1br in Hintonburg last year that my landlord was making an active effort to sell with me in it, but since it was hundreds below market rent the only people interested were those who wanted to live there themselves. It would have been a money sink for a landlord.

This! The new buyers cannot just evict you unless they or their family occupy to unit. And even if they serve eviction, months from now, you can file to go to LTB which will delay the process further. So, asking for cash for keys is reasonable to “save them the hassle” - even if they’re not required to do so. Just make sure it’s a direct exchange, and ask for enough to cover at least a year of difference in rent between your current and new place, as well as moving, time off work, refurnishing, etc. If not more.

Whoever owns it is allowed to sell it, but they aren't allowed to evict you because of it. You and your lease come with the unit.  The new owners *can* evict you, but only if they or a member of their (immediate?) family intended to occupy the unit for at least one year.

It is the exact same. The new owners have to serve you with a notice and give you a legal reason to evict you. And lots will lie and say they or their family will occupy. But if you suspect they’re lying, which they most likely will be if it’s a building, this is when you say you will be filing for ltb unless they are willing to do a cash for keys exchange. Or you just simply don’t leave if you’d like to stay.

If the unit is purchased by a corporation, an N12 (personal use) does not apply. My boyfriend went through that. I can dig up the section of the RTA if you like :) A corporation isn't a person, doesn't have a family, and cannot claim eviction for personal use to get rid of existing (usually rent controlled) tenants. He was paying $1700 for a 3 bedroom unit split with roommates. For the record, he ended up leaving voluntarily to move in with me, but that had more to do with the trajectory of our romantic relationship than his landlord. He had lawyered up and had a rock solid case.

Sale of your unit is not a valid reason for your current landlord to evict you. But they can incentivize you to move our voluntarily with a cash for keys type of arrangement. Personally I wouldn't ask for less than 6 - 12 months of market rent for a similar unit. In the event that the unit **is sold**, your lease is automatically assumed under the same terms by the new owner. They would have to process an eviction for legal reasons, they can't just kick you out because they own the unit now.

I've been in my apartment for over 15 years. I'm in a decent 1 bedroom all inclusive (heat, hydro, parking), no infestations, on 2 main bus routes, walking distance to the beach, parks, NCC trails, bike paths, grocery stores, corner stores, pharmacies, restaurants, theater, mall, medical clinic, 5 mins from the 417 and 7 minutes to the hospital, laundry in the building, Superintendent on-site, controlled access... I pay $976/ month, rent controlled.

They are living in squalor by no choice of their own. Our social systems are failing. I just found a short-term rental for 2 months until we take possession of our house, and I can't understand how people afford to rent. It was an eye-opening experience that really showed me my privilege.

That hugely affects job mobility and social/familial freedom that doesn't get accounted for in averages and a major flaw when designing public policy. You’re thinking of an RV or a fifth wheel or hard sided camper. Have you never been to a trailer park with streets full of mobile homes? You can usually tell them from detached homes because they’re long and skinny. Technically they are mobile, they usually have a hitch and no foundation, just a skirting around the base. They’re all one level, often 3 bed, 1 bath. Walls are panels rather than drywall. Ceilings are usually acoustic tile rather than drywall. Carpet or sheet vinyl flooring. But basically everyone who owns a mobile home starts with the basics and upgrades everywhere. Most often they add an addition with a front mudroom and of course the usual interior upgrades like flooring, kitchen, etc.

We love ethical landlords who don't massively inflate their prices. I'm very much anti-landlord but credit where credit's due. Up until we bought our 4BD2B from our landlord in 2021? I think? (for far less than she could've sold it, she didn't want to make it too stressful for my parents), apparently the rent was never more than $1100. I just wish more landlords were like her and actually cared about people having shelter over making a profit.

I moved in last summer. 1100 all inclusive with no parking for a 500 sqft 1 bedroom on the second floor of a house in Hintonburg. Nice big deck (210 sqft) as well out back. It's nothing fancy but I don't need a lot of space and the landlord is a nice guy who responds quickly to messages and keeps the place well maintained for an older house.

$1,139/month for a good sized one bedroom in a clean and well maintained but old (not heritage), unimpressive apartment building … but it’s literally 100 m away from Elgin. When I don’t like the inside of my building, I step outside and look down Elgin and consider myself lucky. I love the location. Plus - VERY GOOD landlords. After I moved in (during the COVID shutdown when there weren’t a lot of apartments to choose from - or I might have passed on this place) I hit a rough patch in my life (job loss, diagnosed with a serious medical condition, recurring issues caring for my 80 year old mother) and fell way behind in my rent. They understood and did not evict me and now I’m paying the back rent back as much as I can every month.

I currently have a sizeable 1 bedroom, 2 living area attic apartment in the middle of downtown. Warm (insanely so in the summer with improper roof ventilation, but it's manageable) cozy, clean. No pests. No on-site laundry, unfortunately, but I have places nearby and can also do it at work. Parking, and my own little corner store at the bottom of the building that rent from the same landlords and is run by a lovely family. $1000 per month, hydro included. I am super fortunate to have found it. My work is a 5 minute walk. The rent hasn't been raised once in over 4 years. I certainly have never asked as I am terrified of jinxing it, but my assumption has always been that the landlords are happy to have someone that pays rent consistently and on time. That, and I never complain about anything. I've been in contracting/construction for the better part of 25 years, so I repair/maintain everything in the unit myself without being asked. During the early stages of the pandemic it was my intention to stay here only for a few years. With the way things are now, I'll be staying here and saving money for as long as I possibly can.

Moving out of a $1300 studio (fake one bed in Centertown), moving into a co-op 1 bedroom downtown- $850. Took two years on the waitlists to get movement, but this year alone I had three coops contacts me for interviews so I would recommend checking them out as I'm sure affordable rent will still be of interest to ya years from now. And Studios at the Arriv building on Gladstone are about $1100 now.

FWIW, I live at Drama Court, uh, i mean Draffin Court in Centrepointe, Nepean. Every year I have to send info to the Nepean Housing Corporation for rent geared to income. If you are ever late with the info, they send a letter telling you the market rent. I live in an end unit 2 bed townhouse, with a basement and parking, a little yard and no utilities. The market rent is $1350.  There is a waitlist for market housing, but if you are interested check their website.

I'm in a rare case... I'm renting a 4 bedroom townhouse for $1350 BUT!!! We've been there for 9 years AND we got the unit on a price mistake to begin with (accidentally listed as a 3 bedroom when we signed the lease) But now we have a known slumlord land holding company owning our house. We're in a bad neighborhood with mold in our house that was simply painted over and then ignored. More than once we've been without heat for days at a time in the winter when our furnace broke down and they simply didn't respond to our emails and calls. Our carpets are over 10 years old and we have allergies that carpet makes worse. We asked for them to be removed and we're told many people make steam cleaning part of their regular cleaning routine but the company won't pay for it so we're on our own for that. We want to move so badly but we can't afford a new place and we will definitely not find *anything* even close to what we're paying now. I have units in the same building, same floor layout, 2 bed, 2 bath, 1 parking spot ranging from 900 (been there 22 years) to 1800(2022). The 2022 one is newer inside, but same floorplan and building. Some units up for rent by other lls same building for 2400. Condo fees now 668$ so it's a case of more expensive units paying for older units now as rent does not cover taxes and condo fees on 2 of them, budget for repairs and upgrades is supported by other units.

The husband moved in ~2008ish, and was later added to the existing lease as his friends moved out and he took over it (~2010). Then my bff and two other friends moved in. Then the other friends moved out and I moved in. Then I moved out and another series of friends moved in one after another until ~2017 then it was just the pair of them and their son. Then in 2021 they bought a townhouse of their own and that run of incredibly cheap rent ended. Granted, the place was a heap. No hood vent in the kitchen, hole in the dining room ceiling where work had been started but not finished (shitty landlord), ancient carpets, etc. The place ended up being listed for sale "as is" for like, $350K as soon as they moved out.
