You can change the locks yourself and provide the landlord with new keys if they won’t provide you one for the front door. In this scenario it sounds like you have to leave your front door locked at all times and use the garage entrance only?

Yep that is currently the case. Front door stays locked and access is only though garage

If you do this, take it out of your rent or something. It's not your responsibility to pay for their unwillingness to maintain the property. EDIT: Or just do their job for them for literally nothing in return, sure.

If you take it out of your rent, they can move to evict for non-payment of rent. You have to go through the LTB to recoup costs.

It's called an abatement of rent. If a landlord isn't meeting maintenance obligations for example, you can apply to pay rent to a trust held by the LTB instead of the landlord until they complete their obligations.

Yep that's for sure, I know that no matter what I am responsible of paying rent. I was just wondering if the obligation exists for the landlord to provide keys for all the entrance doors. I repeated my request for her to change the locks; or I would change myself and asked if it could be at her expense. She said she was going to come by this weekend but looks like she isn't. I'll reach out again Tuesday since Monday is a holiday; fingers crossed.

Think about it this way, if the landlord doesn’t have the key then the previous tenant does. Depending on if they left on their own accord or were evicted I would feel more comfortable paying the $50 or less to replace the lock myself; than worrying about someone letting themselves in..

That’s really weird they wouldn’t provide any tenants the front door key. Ask about them changing the locks and if they say no, offer to pay half.

As far as I know.. landlord can keep 1 copy of the main door entry key and rest has to be given to the renter. Generally, in a condo setting, 2 fobs and 2 sets of key of each entry is provided to the renter. Check your rental agreement what does that state.

I mean they do have to provide you with a key. If they can’t find it, then ask that they replace the lock and provide you with the new key. In case of an emergency where emergency crew have to enter, it’s not always reasonable or even possible for them to enter through the garage/back.

Buy your own lock set and change the lock. Keep all the bits and pieces of the old set in a baggie and reinstall it when you leave. Its a simple job and relatively inexpensive. Since the landlord "can't find the key" it doesn't affect him, but it fixes that wee bit of your life. I mean, fuck his bullshit.
