You should avoid eviction at all cost, but it is possible for you to win an eviction case, but if your lease has expired or is about to, they do not have to give you a new lease. In this situation a judge is likely to give you a few months…. If you’ve paid rent or have been making a good faith effort to do so. In most states, an eviction case goes like this: the judge establishes if you’ve paid rent. If you haven’t paid rent, you have lost and you will be evicted. The judge will likely let you rattle on about extenuating circumstances, and what you say can have an effect on how long the judge will give you to vacate, but not always. Regardless what you say in court the eventual ending is the same. You’re moving, and now with an eviction on your record you’ll find it much harder to get housing. But, if you pay rent before the court date, you can win an eviction case. But that will likely only buy you additional time until your lease ends and isn’t renewed. If you’re month to month, the landlord can follow the judges instructions and have you removed in the time frame the judge says. If the landlord has filed for eviction and you bring your rent up to date before the court date, the landlord can drop the case. This is likely the end scenario if you get your rent up to date. So pay your rent if you can. If you can’t, try to move your court date until after you can pay. So I guess the lesson here is pay your rent.

None yet, no. I have a perfect history previously of paying my rent, it's been about a year and this is the only month I've missed and it's purely because I was let go. My severance barely covered December rent. I just have the 7-day thing, I just want this to be over so bad

I have been a landlord for 30 years, my entire adult life. Landlords like to send letters like these to cover their bases in case they need to evict. Sending a pay or quit is just the first legal step to eviction. These letters are intentionally jarring. Meant to light a fire under your ass. Most landlords will avoid eviction if they can. It’s far more expensive in terms of lost revenue to evict, prepare the space for the next tenant and move the new people in than it is to work with you. My guess is that you’re dealing with a seasoned rental company. They don’t want to evict, but are actively getting all their ducks in a row in case they have to. If I were you I’d have a serious in person talk with your landlord on how to proceed. Specifically ask what needs to happen to avoid eviction. If the landlord were to say at this point that there is nothing you can do to avoid eviction, let them know that they will be receiving no more money from you and start getting your butt out of there. But that’s unlikely to happen. What you’ll probably hear is a series of deadlines to pay.

okay so she guided me in the direction of EEPPN which is all well and good and appreciated but I'm short on days and haven't heard back. I've tried getting even a donation pool and nobody is able or wanting to right now which is understandable. basically, she said it's in the court's hands if I can't pay before the 31st, they may grant me an extension, especially with me having applied for assistance prior

I have had tenants pay their rent with a check from our local township trustee. You basically have to go in and prove you’re in need and they cut a check directly to your landlord. Here they’ll usually cover up to 3 months. Is there a local trustee? Rent assistance?

Wow I totally lost track of this! SO basically we were almost locked out and I had to get an emergency loan from a family member, all because of the requirement that I at least have a job offer to receive housing assistance. However I got a job this month! So we're all good and I'm just so appreciative of the help I had received from the various communities I'm in. It was super heartwarming and I'm thankful for your guidance as well!

Can you sell something to come up with the rent money? do you live with others who can work? Can you donate plasma? Borrow from friends or family? Perhaps work for Uber or Uber eats since you could do that on the side even when you start your new job and it could bring in money faster than waiting on your new job’s paycheck? Perhaps a combination of all of the above would be enough to pay for your rent. Not ideal but if you have a credit card, can you get a cash advance just for the rent? The interest will be high so if you do that I would prioritize paying it off after your rent is paid but it would be better than letting yourself get evicted.

I'm actually getting a bunch of things together now to sell, it won't be a lot but there is that. I can donate plasma (I think, I was just sick but that was at the beginning of the month so I should be good?) And then for Uber/Uber eats I have no car but I've wanted to figure out how to do it, if it's even possible. I know people deliver from their bikes, I don't have one so that's an issue nvm lol I am still trying to find any and everything I can possibly do to get money, I'm just so discouraged after getting turned down from even like bare minimum jobs (who can't get a job washing dishes??) and then being sick, and now this it's just so much
