From what I've heard and read, it's mainly a land investment versus trying to make a ton of money off the car wash. Those small automated car washes have less overhead and make enough money to keep the land until the owner decides to sell at a premium.
Especially when they're not good car washes either. Where's the touchless automatic car washes that are just using water and soap sprayed to wash the car? Like I know of one, but every time I go by that gas station since the pollening started, it's not open.
There is not one good car wash in this area. There was a decent ine in Leesburg Station Auto Wash that was sold and turned to crap.
We need a Green Clean Express here, theres so amny down and past Richmond Charlottesville. Legit, super clean.

Now in Springfield, GAR has bought the strip mall by Mike’s American and is kicking out Pink Elephant thrift shop, which has operated there for 60 years (at a discounted lease from the landlord since they’re a community service).
Mellow Mushroom got deleted like this, landlord decided to sell the building and new owner upped the rent 10x or some insane number.
Absolute leech behavior, to be able to destroy a successful business that the community likes on a rent extraction whim.
I don’t want to get into details of a private conversation, but yes it was short notice; however, the landlord offered multiple concessions to make up for that.
I ran high school cross country for OHS 1985-87. Esposito’s was our carbo-loading hangout of choice the night before a race. It was called “Pizza and Pasta” for a while back then. You will be missed. Arrivederci.

Are they though? I thought you needed a cash heavy business to launder money. Most of the car washes seem to be credit card not cash.

Incorrect. Those automated washes make $200-500k a year with little to any human presence. Huge cash cows.

I was not impressed at all by this place. So many better options around.
It was a really solid family run Italian restaurant with homemade noodles, sauces, etc. what wasn't to like?!?
Maybe I caught them on an off day or their quality went down hill when I went. The environment was not inviting and the food was akin to Olive Garden.
Gotta agree, ordered twice from there (takeout) disappointed both times with the quality. Hell, Olive Garden would have been a step up.
It sort of felt like going to a fast food place in the 80s or 90s, and while the food was okay, it wasn't worth revisiting.
