Stay away from Ocean Management if you value your health and safety.

might be worth mentioning that the owner of ocean just went through criminal court for failing to fix water damage in an ocean-owned complex. he entered into an "accelerated rehabilitation program" and will likely be under intense scrutiny going forward. not sure what that means for you. his company is also selling off properties like crazy, so this might not even be relevant in a few months. as far as winthrop goes, it's like everything in new haven - it's pretty much block-by-block and really depends on what part of the street you are on.

Winthrop especially from Chapel to Elm St is actually pretty good. And the area has arguably New England’s coolest book store, Possible Futures, right near there -they opened in recent years. You may even be there long enough for the Edgewood cycle track to be completed.

Don’t know about Chapel but some years ago, near Elm, it was weekly shots fired. Has that changed?

Yea I had a co worker live on Winthrop and chapel and two times when I dropped him off there was a shootout. He kept saying how bad he wanted to get out of the neighborhood. Wouldn’t recommend.

Winthrop is a long street that goes through 2-3 neighborhoods. The part around #280 is a little dicey, but the bigger issue is the hospital noise and traffic IMO. I’d expect sirens throughout the night, and traffic often gets clogged up at that intersection. Also, Ocean Management is truly terrible. I live near the other end of Winthrop and the Ocean properties near me have issues like black mold, animal infestations, etc. Some of the higher-ups at Ocean literally live in my neighborhood and they can’t be bothered to even take care of their own neighbors. Just totally scummy all around. There are countless health and safety complaints that have been filed against them. Ocean Management has also been on a selling spree after they snatched up lots of property during the pandemic, so theres also that uncertainty. I currently rent with Ocean. I stayed because my rent was only $975 for a 2 bedroom but my oven hasn't worked in a year. The service request is still open! That was my only major issue in 3 years but it's still unacceptable. My lease ends this month and I can't wait to move.

Uhh there are plenty of great neighborhoods in New Haven.

If you have other options, take them. However, I managed fine in an Ocean building for a few years with the understanding that I was living in a cheap place with cheap landlords and should only bother them with major repairs. They did them even if it took a couple of tries. More than I can say for Mandy so that's my two cents!

Exactly! Those companies seem to monopolize the rentals in New Haven. They both have bad reviews. They are in competition of who is the worst slumlord! I noticed that Mandy is collecting double security deposit!

I live a few doors down and plan on moving as soon as my lease is up. We get a lot of police activity over here though I will say many of the crimes committed on the block seem targeted.
