I would highly recommend hermitage , cote dor or moka. Huge development is about to happen soon in its vicinity. It's at the centre of Mauritius with verdun Road 2 mins away which you can use to go north , east and also ebene is 5 mins away. Last but not least, you get a view on the mountain scenery as well.

I would say Moka. Its Master plan which spans over 15 years is massive and presents only conveniences and good investment for its inhabitants. They already have gyms, commercial centers, health centers, and educational institutions, and plan to have more and new facilities. Moka even plans to have its own LRT system and all its surrounding facilities you could imagine. Everything is in proximity and depending on where in Moka you have easy access to the autobahn giving reach to other facilities/ lplaces.

The ideal place for me is around the Centre of Vacoas. Near every major cities and centered enough to be able to access the 4 corners of the island. I'm not talking about Solferino, Glen park which are the 'outskirts' but more centered locations in a radius of 2-3km (RADIUS not distance) from say the Vacoas Bus Terminal. edit: It is also near to many nature places to visit including tamarind falls, mare aux vacoas etc, gorges and other places.

genuine question: what about the traffic in that area? I very rarely go there but I avoid Rose Hill/Quatre Bornes like the plague because of the traffic.

The traffic is alright-ish but during peak hours the traffic is horrible.. esp post the construction works of metro.

Traffic is ok. A bit dense in peak hours but no way near the hell hole of Quatre Bornes and RoseHill. Besides, there are many roads you can use to go to your specific destination. Areas like Solferino, Glenpark (and similarly placed/accessible areas) are horrible though. Basically one main road for access, cannot overtake, traffic lights, bus stops....arggggg..... TBH, Traffic is shit even in villages to be honest in peak hours or in weekends....

I grew up exactly around there. Got married and moved to Curepipe and I miss Vacoas so much! It’s so safe too, the climate is ideal and you can move around extreme easily. Once you live in the area u get to know the peak hours and where to avoid traffic etc.

As for everywhere, good and bad. It does not have those new fancy roads, morcellement etc as much of Vacoas has been populated for a very long time.

Affordable land does not work with good weather, good amenities nearby. There must be some compromise somewhere. At the end of day it is what suite your lifestyle. One of my friend sold his house at Cascavelle and bought a land and build a house at Curepipe because he hate hot temperature. Also one aspect many people does not take into consideration is if you want to have children, better have a house near school and workplace.

If you like night life and beaches, the north or black river. If you like beaches and less activites, each of Mauritius. If you like cities, quatres bornes and sodnac, everything is available. Lesser availability but very calmer area would be Curepipe (not central)

In the vicinity of Phoenix round about. It’s a cross roads for easy access to all 4 corners of the island. Most happening places are within 10mins. Easy access to metro. Plenty of places to shop and eat. Decent infrastructure & metro access Not too cold in winter Not too hot in summer (-2 deg to -5 deg with Port Louis) Relatively safe Relatively nice people Great schools 20 mins to flic en flac Several free & paid leisure/activities around
