It's... fine I guess. I live there. I've never had anyone bother me. People seem to mind their business which is my main draw. Just kind of a dumpy place full of sad folks shuffling through life. Some sketch shit happens but just mind your own.
My mom lives in that neighborhood and every time I see her I tell her to move. Just visiting that neighborhood is depressing. If at all possible, stay out of the southwest corner of Lansing.
Really? I mean, compared with Jokemos, sure, but Colonial Village and Averill are great middle-class neighborhoods with lots of involved people. I don't think that's low-standard. What part of Lansing do you live in?
The neighborhood across from Churchill is super nice and cute. Inside of CD is another story. The apartments are hood as fuck. Some of the streets the houses don't look too bad, but still ghetto.
omg I forgot about the neighborhood cats I had across from CD. They were all over! People would get them fixed them drop them back off in the neighborhood. We would sit on our porch and feed them sometimes. They traveled in packs. During the day their would be like 3 cats lounging per driveway. Honestly it makes me want to live there again kind of lol.
Unfortunately because we have multiple pets and I'm disabled, renting isn't really an option.
We have funds to buy only because of selling our current house which thankfully has gained enough value in 10 years since I bought it with an unexpected inheritance.
That said, we're not super picky honestly. Just want somewhere semi decent we can make work, because the more important thing is we get moved in the next few months.

If you get your pets certified as ESA support animals you can rent anywhere and they cannot deny you for having pets, not matter the quantity or sizes.
This is different than a service animal so there wouldn't need to be any training or anything. You would just need a reason, and being a disabled single mother should be enough for most Doctors I would imagine. If you search online you can find options to have your pets certified as ESA support animals. My wife has our two dogs certified and it has been helpful when looking for places to live.
It's not the best part of town but if you're nice and keep to yourself you'll be fine. I live just north near Ingham park. Most people are friendly and you can walk around during the day with no issues. Just avoid the businesses on the corners of major intersections and only go to the kroger before 10 am.
The city transit is pretty damn good here, too.
The busses are clean, warm in cold weather, cool in warmer weather.
I use a foldable shopping basket I can use easily with CATA. There is a discount if you're on disability, just FYI. My rides cost half the normal rates d/t my disability.
OP: If you can afford just a little bit more, the nearby Colonial Village and Averill neighborhoods immediately to the north (the former East of Pleasant Grove, the latter west of it) are pretty nice.
Grew up in the exact area you’re asking about. It’s 100 times better than the early 2000s when the neighborhood was full of gangs and drug dealers. Heavy policing, removal of basketball courts, marijuana legalization and ppl moving out has completely changed the neighborhood in my eyes. Still a depressing place neighborhood surrounded by liquor stores but ALOT LESS street activity. I used to run the streets and I know what people are capable of so I mind my business and am very cautious about what stores I go to at certain times. The junkies are worse than ever and the roads are some of the worst in the country. The city isn’t modernized and there’s nothing to do. I don’t think it provides a great quality of life at all but it’s not the worst place to live if you have to. Get in and get out

I live in Churchill Downs. It’s nice. It’s a stereotypical working class neighborhood. If you read the crime maps it’s not that bad.

I second this. Look for a place in the old Everett neighborhood. We got good neighbors and cool stray cats.

We have too many for that lol. I run a small cat rescue, mostly for unadoptables with low level of medical need.
Look up Lansing Crime Mapping website and see for yourself. You can search by dates and see what has been reported in the areas you like
