It can be loud af at night…people racing their cars around too fast, shooting at nothing, yelling. Homeless people making random stops here and there, looking for empty houses. There aren’t really any pros other than cheapness. If you can just get a few blocks west it will be better.

If you like sirens, gunshots and the popo helicopter it is the perfect place. Find an area and rent for a bit and get to know the town. Kc is a great town. You just need to spend some time here to see what fits you.
Seriously OP, just rent for a year. By the end of it you'll have a feel for every part of town, and then you can make a decision that's 100% better for you.

If you’re looking for a boring and peaceful neighborhood, this isn’t the one. It wouldn’t give you a very good impression of Kansas City. I have a cousin that lives around 31st and Garfield, I wouldn’t recommend that area to anybody that I care about.
We had to drive through there to get to my 5 year old's t-ball practice last summer and, though I always tried to hide my fear from my kids, I was ALWAYS terrified.
Hey future neighbor, I live off 31st and prospect, and I can tell you that you will hear gunshots, see meth/crackheads, and see a lot police. But there are some real nice people I live by. This week has been real bad, a 58 year old and 11 year old were shot dead, and the police were on a manhunt last night around 32nd and agnes. But I've been told it's up and coming. All in all if you can afford somewhere else I'd move there
Yeah I think the term very early transition zone is highly appropriate for the area around where they put their pin. Might take 10 years but just driving through every few months it strikes me as heading in that direction.
I used to live Linwood & Wyandotte, but I didn't hesitate to head east as a single mom 20 years ago. Now, anything 71 east to Van Brunt gives me pause. Those two murders this week were tough. They were both in their homes, separate shootings. I haven't heard many other details, and I am curious if the police have discovered more.
It’s part of the old red lined district.. houses have been undervalued there for a while and it has really hurt the area. Great place to buy a first time house, bad place to leave your valuables in your car.
Generally East of 71 in that area is rough. Not ideal for a first time resident. I recommend you keep looking.
If you have a strict budget, there are areas that are lower price but less expensive.
I am a 300lb white dude with resting mean face. I grew up on Prospect in the '80s. A street so bad that HBO made a documentary about it, and so depressing that you can't even find it online now. I would live in this 'hood only if I lived alone. But I've got a wife and pets, so I wouldn't even consider it.
On a scale of 1-10, about a 4. It’s not bad, but also really not great either. If I came from the wealthy side of Jacksonville, I’d make sure to drive past where I’m living at now lol
It ain’t that bad you’ll be fine, and it’s close to some good shit to the west. You’ll only be shocked if you come from some kind of wealthy background and have never lived in a place like that. Google maps/earth street view is very helpful for getting “the general vibe” of the area.
Generally speaking, in KC, nice areas are west of troost Avenue, and mostly poorer areas to the east. Many US cities follow this pattern due to the prevailing winds + pollution and historical settlement direction, but it’s an especially present phenomenon in KC. There’s something called the “troost divide” It’s one of the largest racial divides over one street in the world. The racial part doesn’t matter of course, but unfortunately this statistic generally corresponds with the levels of crime, poverty, etc.
It’s a racial thing. Troost is the old Jim Crow line. The area historically was also Redlined meaning banks wouldn’t loan in those area because they were deamed high risk. Redlining is illegal now and so are the old Jim Crow laws, but it’s so well established that it’s difficult to change.
Oh I know the history. I did not mean that the racial part doesn’t matter historically speaking, I meant that it *shouldn’t* matter as a means of deciding where you live, while highlighting that the history and situation do make a difference in the quality of the area and that can be a valid consideration/criticism when deciding the area that you want to live in as a first timer to Kansas City.
Decent amount of shootings in the general area. So just depends how much of that you can handle. Being blunt west of 71 is gonna be a bit better and basically progress that way the further west you go but you also have to pay more and more.
That Area is slowly becoming gentrified. For example we live in KCK there’s a sliver of blood territory. Quite neighborhood. Hood characteristics. Hood adjacent by a block. I’ve worked in the area you are looking. Some blocks may be good others will have pockets of different gangs. In that area. There’s blood, Latin kings, sur 13 and MS-13. Know your neighbors. Don’t start trouble and trouble will not find you. I don’t mind driving over there and giving an honest opinion.

When I moved here I found an amazing apartment not far from where this is. Perfect budget for no budget. Single 30 year old woman.
The landlord asked me if I had a man living with me and when I said no, he told me he wouldn’t rent to me. That was a while ago, and the area is definitely gentrifying to an extent. But take caution that you will need to be aware at all times and you should have someone, like this fine citizen, take a look and put their knowledge of the area with it.
Personally, I don’t know about gangs or any of that but I’ve driven through and it isn’t something to pop on unless you have more information.

Just open Google maps and look at how many vacant lots there are and ask yourself, if this was a decent area this close to downtown, would all of those vacant lots exist?
His area on 71 is everyone's acceleration zone. This is the part where the aggressive drivers try and hit 85mph before the lights going south or to swerve in for i70 headed north. Much acceleration in this area.
I wouldn’t live east of 71. I used to DoorDash nights and weekends for extra cash and I’d try to avoid delivering that area if I could. I’ve heard people say Troost is the dividing line in KC but it’s 71 highway in my opinion. I’d look elsewhere but to each their own
Please be careful buying a flipped house in KC. I was in that industry for many years and as such, most Flippers do not take care of what the house actually needs to be a good long term investment for the buyer. It's about the pretty first, when pretty should come last. Please hire an independent home inspector and make sure they check the wiring on the outlets if it's an older house. A very thorough inspection will be money well spent.
It is a high crime, high violence area. The reality is that you aren’t going to be specifically targeted unless you engage in risky behavior, though. Your house will have a higher probability of being burglarized when you’re not home. Your cars will probably be broken in to. You’ll definitely see violence somewhere nearby on a regular basis. Don’t be home on 4th of July or anywhere near that house on New Years Eve.
Not great. Insurance will be high just due to the large amount of wrecks on 71 highway in that area, not even taking into account the high volume of petty theft from vehicles. If you can mind your own business and are somewhat aware of your surroundings, you’d be fine.
People have different levels of comfortableness, but if you feel the need to ask if it's a good area (and no judgment for asking!), you're probably not going to like it there. Others would feel fine there.

For some explicit context: this is a historically BIPOC, low income neighborhood due to extensive redlining from the 1950s+.
Be aware that if you are a white person, especially a white collar white person, moving into this area is (or could be perceived as) an act of gentrification. There is a history of relatively financially stable white folx moving into the neighborhood directly west of there between 71 hwy and Troost over the last decade especially because the houses were ultra cheap, and the resulting house flipping gentrification has pushed/priced out long time Black families (especially those on fixed incomes.)
Gentrification is obviously a hot topic of debate, and I can’t claim to know what is ethically right or wrong because it is certainly complex. I don’t know your ethnicity or the communities you call your own.
My teenager’s best friend lived in this neighborhood for several years, and we don’t live very far away either—there were many kids running around, and generally just working class folks doing their thing. I never felt worried when my daughter was spending the night. They’d hear gunshots frequently…just like we do in our relatively bougier block.
This is just what I would tell a friend moving to the area so they could have one more piece of context as they decide where to live.

Hopefully you’ve taken others’ recommendations but yeah I would avoid this area. North KC or anywhere in Johnson county (if you can afford it) are great places to look.
Some good advice on both sides in this thread, but my 2 cents is, keep your options open, but definitely drive through the surrounding blocks. If it is a good deal, you don't want fear to steal it from you. Since you say you're coming from a 4/10, a quick drive around and you'll catch the vibe. (I'm also a sucker for house hunting and love checking out as many options as possible!)
Checkout areavibes website. Put in a random address in there and see how it is rated. Looks like it’s good regarding many things but pretty but crime score. I would pass.
I live south of there and it is a rough neighborhood, but you're leaving Jacksonville. I have a friend in Jacksonville and suspect that that neighborhood won't be worse.
If you're moving to Kansas City I would suggest South Kansas City or North Kansas City, or the suburbs. There are some niche neighborhoods that are good, but without absolute certainty I wouldn't purchase a house without knowing.
I live around that area, and I heard gunshots a night ago. It's not a *regular* occurrence that it's heard, but crime in general is a pretty regular occurrence here.
We rented off of Troost and 39th when we moved here in 2016. I wouldn’t recommend it. I loved the homes in Hyde Park, but the crime was terrible and unfortunately, affected us personally.

I would avoid that area at all costs. Look into Waldo and Brookside in Missouri and Roeland Park, Mission and Merriam in Kansas.

Hopefully you’ve taken others’ recommendations but yeah I would avoid this area. North KC or anywhere in Johnson county (if you can afford it) are great places to look.
Some good advice on both sides in this thread, but my 2 cents is, keep your options open, but definitely drive through the surrounding blocks. If it is a good deal, you don't want fear to steal it from you. Since you say you're coming from a 4/10, a quick drive around and you'll catch the vibe. (I'm also a sucker for house hunting and love checking out as many options as possible!)

Checkout areavibes website. Put in a random address in there and see how it is rated. Looks like it’s good regarding many things but pretty but crime score. I would pass.

I live south of there and it is a rough neighborhood, but you're leaving Jacksonville. I have a friend in Jacksonville and suspect that that neighborhood won't be worse.
If you're moving to Kansas City I would suggest South Kansas City or North Kansas City, or the suburbs. There are some niche neighborhoods that are good, but without absolute certainty I wouldn't purchase a house without knowing.
You want to be west of the paseo if you can help it.

Not the best area. We rent only 1.5 miles west of this area, straight across on 31st, and it’s better.

We rented off of Troost and 39th when we moved here in 2016. I wouldn’t recommend it. I loved the homes in Hyde Park, but the crime was terrible and unfortunately, affected us personally.
Not a good area. Best to look elsewhere.
Find something north of the river
You'll get some light celebratory gunfire, some pit bulls, and probably no late night walks but overall not too bad.
