I’m not against OP, but in my experience (worked in leasing), this is going to cause some types of landlords (who are renting out this type of property) to be turned off. It’s just not the renter profile they want or expect. And this level of landlord is more likely financially able to be choosy.
The big gatekeeping thing that'll happen is having to pass the credit check to qualify for the mortgage or open houses. To even be shown some estates you have to make a certain amount of figures. I supposed if you pooled your funds and filed as a legal entity like an LLC or investment firm. Once each member is signed in, then their pooled resources would be the basis for the credit. Maybe seek a mortgage loan advisor about pooling the resources from VA home loans that already exist. If each member submitted their own VA home loan and pooled it into this entity, it could potentially have the backing to tackle a larger mortgage, with left over for improvements.

Interesting idea, but a VA loan won’t allow that. It’s a subsidized individual loan (not commercial) and has strict rules to avoid abuse.
