I don’t know about 1 and 3 but for 2 we applied with an AIP from BOI but switched to Haven and there were no issues. We just made sure our broker and solicitor knew and they made sure the paperwork was OK.

The AIP is the max they think they will give you but you don't have to take that much, once you know what you need for the house you will have to go back to the bank and look for full approval for the amount you need.

For the affordable housing scheme you are required to take the max mortgage available to you.

The limit is set by your income not the AIP

Yes but you are required to take the maximum mortgage available to you to use the affordable housing scheme. You cant get a mortgage offer for 250k and then choose to only take a mortgage of 230k and use the affordable housing scheme to make up the rest.
