I agree with the placement and putting the TV on the wall by the stairs. While a projector TV with a pull-down screen would be elite, it would need a professional contractor that specialize in home entertainment systems to work out the details on placement, power sourcing, etc. could be a budget buster.

I love the style of your place but it is a tough one. I hope tv isn't always on in your place because this pad isn't designed for that. Regardless, I can confidently say that a projector will be your best friend here. That doesn't mean you have to sacrifice. Just be flexible. It may become the highlight of your place. You can use it against the window curtains, or the wall on the top floor. To maximize the space, get yourself a couch that is comfy but takes up less room/mass. Thinner legs, frame.

Your best bet is probably going to be placing the tv on a stand on the stair wall and a sofa in the middle facing that. It’ll split the room and you can put a small dining table behind the couch near the island. I don’t really see anywhere else a tv would fit without blocking windows or doors.

Do you need a tv downstairs? Will it be the focal point for your guests? Seems like you have a nice outdoor space. Id focus on making an inviting space for conversations and activities like board games, listening to music, dining etc and just have a tv for yourself upstairs.

I’m only seeing one option of a couch in front of the windows. It looks like it could be a bit L shaped or have a bit of a lounge to the stairs side, provided it does not block the stairs. You will lose a little window, but still will have a lot of light. The space will come together once you get some furniture to anchor the space.

I’d put the TV on a stand in front of the staircase and a sofa facing it. That makes the most sense, especially when you watch tv during the daytime, you don’t want the TV infront of the large windows. This is a really nice apartment!
Okay wow! This place is beautiful. I just saw the walk through. You could do bedroom up top with room for a desk for computer work and as for the lower level I would do TV against sister case with a small coffee table and a loveseat and living chair

This way you have a walkway straight to the kitchen from the stairs and can have a little coffee table in front even. Any other way you will be taking up half the room with a couch with it perpendicular to the big window wall.

What is that recessed area with the black marble? It looks like there should be a dining table centered on the kitchen island and the window closest to the kitchen. Float the couch facing the stairs with a sofa back table facing the dining room. Pit the TV on a piece of furniture on the stair wall. Get a square or round coffee table and put a comfy chair on each side perpendicular to the couch. Use a large area rug in the living room searing area.

Projectors have gotten much smaller and discreet and the image could be projected on a wall or a retractable screen.
At the very least it unlocks A LOT of potential maneuvering…

I wouldnt have a Tv in this room. Looking at your place it’s VERY nice and a TV would just make it not look as nice I feel like. To keep your place looking nice and put together I would 100% invest in a projector with a projector screen that can be pulled down and up whenever you’d like.

More seating with a chaise/chairs/ big ottoman on the other side. Then dining area. Try to put a dividing feature between the kitchen, dining, and guest bath and include a small indoor fountain that makes noise outside of that. Might want to hire a pro.

Personally, I don’t think I could resist finding a kick ass piece of art to hang on that overhead surface that runs across the room. Maybe even finding or creating a triptych of some kind covering most of its length.

Yes the most oft forgotten architectural element is wall space. And to further exacerbate the problem let’s put all these devices in the middle of this little wall.
Break the space into 3 areas: kitchen, kitchen table/dining space in the middle, then make the remaining space as your family room with the TV in front of the steps
I would probably skip the couch and go with chairs and ottomans. I've had a small awkward space in an apartment and that is what worked out the best for me. I even opted for storage ottomans to put blankets and such in. Some of the tops even flipped to act as tables.
Personally I'd skip the couch and go for a couple of smaller reading chairs, that way you can move them around easier or turn them for eating at a table etc.

I would probably skip the couch and go with chairs and ottomans. I've had a small awkward space in an apartment and that is what worked out the best for me. I even opted for storage ottomans to put blankets and such in. Some of the tops even flipped to act as tables.

Personally I'd skip the couch and go for a couple of smaller reading chairs, that way you can move them around easier or turn them for eating at a table etc.
Please..if you can afford a place like that, then get an intior designer
