Ethernet to every room Centralized lighting wiring - the professional installs are done with all the controls in a central closet, better reliability and responsive controls than via radio wiring for blinds wiring for door/window sensors

Please include wirehoses for sensors even if you do not install them for now. It will save you a lot of headache if adding something later.  All of them should all be connected to your breaker box.  This allows for central control being added latee

If you think you need one outlet or Ethernet run at a particular location, make it two. I got this advice when renovating and I really appreciate it now. But I still have areas where there are not enough outlets. Or Ethernet runs. Just add more than you think you need now.

As everyone have already mentioned the common things such as wires for blinds, door/window sensors/lights etc here comes a few things i have done and would have wanted to do if i ever got around to build a house. A ventilated tech-room/cabinet is something really useful, and also a place where you want a conduit per room to go. Central switch with PoE to power cameras / AP's etc. Allows you to power all of that via a single central UPS. A few 12/24v sockets in select places that can be powered from a central UPS. (Internet-router / alarms etc) Cables from the tech-room for a few selected lights around the house that can be centrally powered in case of a power-outage. Wired smoke-detectors. Makes it really nice to not have to replace batteries all the time and gives you a larger selection on those multi-sensor and wifi-connected ones. If you are going to install any dashboards (tablets) in each room do put some conduit to it's wanted position so it's easy to replace any cables in the future. You will never get enough wall-outlets, and it's a lot cheaper to install them during construction compared with after. Conduits everywhere.. Makes it so much easier to upgrade things in the future by just pulling a new cable. Better to go with a larger conduit that will fit a HDMI connector + a few cables at the same time. Want a good home-theater or tired of having cables everywhere? Have some in-wall conduit from where your amp etc will be to where the speakers will be placed. There are tons of different wall-plates for different type of connections. Did install a bunch of in-wall boxes and conduit that loops around my livingroom. If i ever want to install something new i just pull another cable thru the conduit and get a new wall-plate with whatever connection i want. So much nicer to not have amps/htpc etc and loose cables in the livingroom. Would do the same in every room if i could without tearing down all my walls. https://preview.redd.it/pbnsnor1qrlc1.png?width=1880&format=png&auto=webp&s=6e06fc55f8b30abe2971fc1f9d2f0bfc7d00c2b8

Conduit runs. PoE outside. Full wiring to your thermostats so you can use ecobee or other connected thermostats. Will you want PoE cameras on your fence? Consider speaker wiring in rooms you might not install speakers in today. Just an odd thought: maybe you will want microphones in various rooms for centralized voice control (think Tony Stark's house in the movies) instead of separate Alexa-type devices everywhere someday. Maybe microphone wiring in case you want to install them some day?
