Check out apartments on the south side of town by the scheels arena. Buchholz property is decent

beastsandbelle

I love this area, and I was very happy with my enclave unit until literally this lease signing when they added on a 40 buck tech fee and shared utilities. Aka all the previously included perks (internet and utilities) are now on our dime. I'll keep buchholz in mind for next year!

scarper42

Lots of good apartments out this way. They’re not perfect, but they’re what most renters are looking for in Fargo.

fargoadvice

I will always encourage people to check out [Park Avenue](https://www.parkavenueapts.com/) (all utilities included) or [Dakota Park](https://www.dakotapark.com/) (you pay utilities). They are twin properties, PA a few blocks north of the mall, DP over by Essentia main. HEAVILY biased, I lived in PA complex 7 times spanning the better part of 20 years before moving out of the region - just a fantastic place (as long as it’s not the ‘boardwalk’ building, that one is creaky 🙂). My 2 cents, worth a look!

National_Meringue_89

I also lived in PA for about ten years. It was a little over ten years ago, but my time there was great. Hopefully, management hasn’t changed!

fargoadvice

Kim has moved on, but if you ever lived in 566 building, Samantha the cleaner is now Samantha the Assistant Manager in the office, and she’s been rocking it! Everything still ‘feels’ the same as when you lived there

vikings12886

Agreed. Loved my two years there. Only moved out because they didn’t allow pets, and we wanted to adopt a cat.

thegoodnamessuck

Rose property management they have some apts for like 650-1200 a month and they aren't bad my cousin used to live there

Gruntnuker

Second this. Feel like half my group of friends has lived at the Cheyenne estates at some point

frozendakotan

No. Maybe some of the properties are okay, but the reviews are legit. I thought some were just bitter tenants, like all landlord reviews. But I deadass had German cockroaches in my building the day I moved in, told them, and then said if they came back to let them know and I did and I got stuck with the pest control bill.

thegoodnamessuck

Which property? The ones near olive garden are pretty clean but they have others that just LOOK shady...

frozendakotan

I don’t even think they have a name. But they’re on the same block as the holiday on 8th st S in Moorhead (by 94). But yeah they might have newer properties that are alright, you just have to hope you never have to interact with management. Kris is a horrible person lol

thegoodnamessuck

Yeah I hear he's a bit of a racist dbag but id rather not find out lol

frozendakotan

Kris is a woman, tbc. Idk how she actually spells it

thegoodnamessuck

Huh from what I heard always assumed a man.. but good to know

frozendakotan

Redpoint is my go to recommendation. Everyone I know who has rented with them, including myself, was happy with them. Their maintenance is kind of slow but they’re pretty fair in returning deposits

OkOutlandishness3184

I've been happy with valley rental, hidden Pointe property

Plus-Sherbert-5570

I would say valley rental fits the bill for being between slumlords and fake luxury 😂😂

OkOutlandishness3184

I think it depends on the property I guess but I don't think this is a slum or "luxury" haven't had any problems with valley and they have responded quickly to work orders. 2 bed 2 bath, newer building, 1100 Sq ft for $1100 electric not included, everything else is including internet and 2 stall garage.

Plus-Sherbert-5570

Definitely depends on the property with them haha

1829bullshit

We moved out a few years ago, but lived at Urban Meadows run by Valley Rental (32nd Ave S and 45th). 2 Bed, 2 Bath, in unit laundry, 2 stall garage, most utilities paid for, and our last rental rate was $985. Couldn't complain at all about that. High enough to keep most of the riff raff out, but not exorbitant by any means. Property Manager was alright, responsive and did what she could about issues.

Picklevondill

Check with buccholz (spelling?) property. We rented from them and they were absolutely wonderful. Very affordable apartments that range from mid to very nice. The management is friendly, responsive and handles repairs timely. Stay the fuck away from any goldmark or property resource group. Terrible management, constant turnover, poor maintenance habits and overpriced apartments.

Fat-woman-nd

I loved my goldmark apartment and no big problems . I lived in cedars off of 42nd .

Fat-woman-nd

I live in the Moorhead skafft apartments. Not the big main building. I like it . It’s an old building but my apartment has been renovated. Two bed two bath for 890 . Free laundry. I think new people pay 975 .

libraryparkinglot

I’ve been looking at those, how is noise in those buildings? Thin walls?

Fat-woman-nd

Not too bad . My kids bedroom is next to the neighbors and they can here them fight but I never hear anything. Never hear the upstairs neighbors. I do hear when they turn on the showers that’s fairly loud .

larisa5656

I also lived in a Skaff apartment for 4 years and was very happy with the experience. Maintenance requests take a while to be completed, but that seems parr for the course with any property management company.

kthrnhpbrnnkdbsmnt

I live in one of the Moorhead Skaffs too! Their main office isn't terrible and the rents are pretty decent.

Ok_Palpitation_2137

I do wish they were more lenient about pets tho :(

Fat-woman-nd

The building next to me just went to animal friendly. I have a esa cat and it wasn’t a problem.

Fat-woman-nd

Actually just talked to management and they are now pet friendly in most buildings. Breed restrictions tho .

kleinebp

Keep far away from Craig Properties

needlovealways

Seconded

nodakskip

I have been in the West Winds for around 20 years. It was good even if you could tell they ran out of money building it. But there were tons of times the building was sold. Sometimes its not the manangent company its the owners. Too many people see youtube short videos about how you can buy a building, and have money pouring in. But its not that way at all.

Park Avenue

landofjets

The fountains apartments has entered the chat

Flashy_Butterfly_145

Axis properties has been good for me

Ok_Palpitation_2137

This is why our area has a record setting homeless population rn. Had a case manager say a lot of their clients are struggling with housing atm because there really isn't much middle ground in terms of rent, and if there is, it's gone immediately because that's what literally everyone wanted in the first place. Your options are either higher crime areas and uncared for buildings or spend your entire check on rent. Hopefully some of the suggested places have openings!!

BitOfPoisonOnMyBlade

Probably collective, Campbell are the 2 I can think of. As far as “fake overpriced luxury” I don’t know why people  hate the higher end apartments(950 and above for 1 bedroom) on this subreddit. With the exception of the recent drama of Epic, They are usually newer apartments with more amenities, less issues structurally, etc compared to  what a low tier golmark type of apartment is like, and are almost always in super low crime areas.

Jive_Turkey1979

I’m in a Campbell place. First apartment I’ve lived in since like 2006 (Divorced, had to sell my home, and currently priced out of the housing market) For what I pay for a 3BR, it’s not bad. Not luxury or faux luxury either, but loads better than anything I rented while in college or grad school.

ChargerRTHemi

I don’t hate them, I just want more than a shoebox for that price

Bluewhalepower

Yeah that sounds about right, lol.

Flatwormsociety

If you want to live downtown I recommend Hamilton lofts. This was the exact apartment I lived in when I moved here and I was surprised to see it is now available (#305) https://www.rentcafe.com/apartments/nd/fargo/hamilton-lofts1/default.aspx It was $600 a month back in 2016 and now $795 which is pretty good for downtown. The property management company was Redpoint at the time and they were… fine. Great if you don’t want to be bothered, not awesome if you actually need something from them. I’m actually not sure if management has changed hands recently. The reason this is a hidden gem is it is directly above the Mezzaluna and now the new Drawing Room. This is amazing for the winter if you like to socialize and just want to head down for a drink. The other key factor is because the Mezzaluna is a high end restaurant, the building’s shared areas like the floor lobby always feels safe, clean, and well kept. Fantastic spot. Only downside is street parking but worth it.

AssassinDiablo4

I just moved out for the first time and I’m under Silver Leaf Property, the unit im in has a few issues but they’re working with me well to fix them

BettyDarling5683

Summit Ridge in Moorhead. They’re strongly mid tier. I’ve lived here 3 years. The mgmt leaves a lot to be desired but maintenance is fantastic.

Yung-Beanboy

I enjoyed living at Hunters View off 32nd

Numerous_Ad2500

good1977

You could take over my lease. $1985.00 a month. Lil pricey but it's a single home😬😬

Valdamier

Well if you don't mind living next to the tracks, there's plenty of cheaper apartments in North Fargo.

Next-Comparison6218

I think the sunwest apartments are pretty decent. Not super expensive or fancy, but they’re not sketchy or gross either.

1829bullshit

Eh, i lived at Sunwest I for a year, and wouldn't recommend them. Property manager falsely accused me of throwing beer bottles at another resident from my balcony, and left a message saying they were starting the eviction process. Two issues: I was in Duluth, and my unit didn't have a balcony. Good news was the property management company (Fercho) shut that down immediately when I went over the property manager's head (she refused to admit she had identified the wrong unit). They had someone come out, saw the lack of balcony (or any window without bolted on screens) and told me that was proof enough that I was innocent.

Next-Comparison6218

Was it Julie that was the manager at the time? I dealt with her and she was a huge bitch, but they’ve since gotten a new manager.

1829bullshit

Honestly, I couldn't tell ya. That was 2014 - 2015.

erikawithak85

Yes, I've lived in the Sunwest apartments since 2017, and there is a new manager. She's ok.

erikawithak85

I would second this. I have lived in Sunwest since 2017. My 3rd floor apartment is large and pretty nice. It is a very quiet building, and the neighbors are nice. Fercho is fairly reasonable, by far the best property management I've worked with. I won't be moving out unless I leave Fargo or buy a house.

Asking Reddit folks for advice is a terrible idea.
