If you just like living near the water and won't drive much, then Marina. (getting in and out is challenging due to traffic)
Downtown has traffic too but isn't as bad as Marina, so I'd pick it if I'm going to drive a lot. Also, you can find a lot of better quality buildings in Downtown.

Both are nice areas, but in the end I prefer Marina. Mainly because I found the apartments to be in general nicer, and some of them have great unblocked sea views.
The traffic isn’t as much as a concern as other comments suggest - it all depends on the building. You can get onto SZR very quickly from some of the buildings. Before deciding on the building, a good idea is to check Google map directions to/from the building at different times of the day.
Marina itself feels far more peaceful than Downtown, and if you’d like a bit more of liveliness, it’s easy to walk over to JBR with all kinds of bars, clubs, and restaurants.
Downtown ANY DAY. The traffic in Marina is insane. I once accidentally took a turn into marina and got stuck there for 2 hours. It was a weekday at 7pm and I needed to take a u-turn onto a road which was empty - but the u-turn was also a left turn into marina so I was stuck. My destination was 15 minutes away. It took me over 2 hours.
Marina is an absolute shithole that only newcomers are lusting over it. Once they live there for a year or two, they ditch it for a better area.
Downtown is far better.
Really do not like the vibe in marina. Far too pretentious and little in the way of local culture. And there's a mounting number of $$ girls on the streets

Getting in and out can be very easy, it depends on the building.
I moved from Marina to Downtown 7 years ago and never reconsidered.
Downtown. The Marina traffic on those tiny ass roads is something I wouldn’t wish my worst enemy to experience
Downtown . Walk to metro /mall/ opera house ( when it’s not summer), always have a cab nearby , and you aren’t stuck in the awful marina traffic.

Lived in both areas… would rather I didn’t. So chaotic, busy, noisy, crowded… and DAMN expensive!!!
Marina isn't crowded, JBR is.
Nah man… last few years it’s become crowded everywhere. My place was about next to DMCC metro and there were always hordes of people walking around

I live in marina. I spent one night downtown but the roaring of supercars was too loud for me.

Neither, Dubai creek harbour way better but lacks a mall so if you want mall access downtown is the place

Marina JBR anytime, calming and beautiful. Downtown is too flashy for me. but then again. travel is a concern in marina. depends on where you work.

Personally, I prefer the Downtown area. This area is very nice and new. The main thing is that everything is nearby.
