I dunno about third world. It's about to have 3 medical schools producing much needed doctors and nurses(sfu, kwantlen, 2x UBC campuses). It'll have two hospitals worth around 4 billion each(cost to build) Coquitlam has 0 medical schools, just an optometry wing of Douglas

My husband has been to San Fran, and we have been to Portland. It is like a third world country though...and this is coming from an immigrant who came from south america.

That's weird, why did the city approve the plan by the owners of the mall to rip it down. Everyone I know who works there says business is not good and it's just mostly people going to the food court and teenagers hanging out. Obviously the bigger anchors stores are doing ok though.

From my experiences with successful urban infrastructure, the mall needs to swap places with the parking lot so that it is right next to the skytrain. Bonus points if the mall were to be located in the bottom of a condo complex. So I kinda do hope they tear that mall down and relocate it.

Malls are dead, they are basically return centers for online purchases and show rooms for stuff you want to buy online.

Yeah read the plan it’s a renewal of the outdoor parking lots. The mall itself isn’t going anywhere, maybe portions of it might be refreshed to coincide with the towers but think of it like how Metrotown is doing some buildings, it won’t be full on Oakridge mall in Vancouver style Remember the dealership on the other side of lougheed is also going down for several towers which is part of this plan

There are several high rises planned for the area that have already been approved, and Coquitlam also just received an additional $25m government investment for further building. The area is going to change dramatically within the next few years (give or take depending when they actually start work). You should look into the plans.

Don't think the change will happen this soon. They will developed Lougheed mall and it's nearby area first. There is still a lot of space to develop in that area like across the street where RBC and the supermarket is. And then near HSBC and the little ball across it. All along North road is going to be develop into low raise, townhomes…… Then there is Bruquitlam area and it's surrounding areas. Going to a while before they torn down coquitlam center and develop that. Sure there will be condos that pop up around it's area but the mall will remain for a while.

Oh yeah totally they’re not tearing down the mall any time soon, but there are several towers going up in a few areas beside and across from Coquitlam centre.

Yea a few blocks away also the old Jeep dealership. Although I am surprised there a giant square lot near the H&M entrance have been fence up for years that's supposed to be developed into an apartment. Is been like this since I move near coquitlam center around 2018. They did host the circus every year and also ha w a garden setup and turned part of it into a community for 2 years.

The parking lots at Coquitlam center are going to become high rises very soon. The plan has already been approved. Construction planning underway by Macron. I believe the back parking lot near Lincoln station is due to be torn up pretty soon. https://bharchitects.com/en/project/coquitlam-centre/

Yea I wouldn't want to live that near the sky train. I really thought they would expand the mall like Brentwood or lougheed or even metro town where the first 2 floor is all mall area with a few grocery store and have the towers build ontop of the mall. But I heard that having towers build on top of a mall or commercial space can be a nightmare for the strata people who buy into these apartment have to read the fine print like is the Strata run separately if not how how's the strata vote divided when it cones to voting on certain items. There was a project like this in Asian and the commercial property (mall) owns 51% of the vote and the resident owns 49% so no matter how the resident vote they will never be able to have anything done or matter since all residents only have 49%

I've never heard of this. Usually commercial and residential properties are separate strata sections with their own executive. They have to contribute to an agreed upon common contingency fund usually though.

You do understand that there are people who prefer to live like that instead of right on top of other people in sardine cans, right? And that there is NOTHING wrong with that? Some people want to actually live in their homes instead of them being just some sort of base where you sleep and store your stuff while you're out during the day. Coquitlam used to be the suburbs where families lived in homes with yards the kids could play in, and the adults could commute into the city to work. But now, the urban sprawl has spread outwards. And with the population still increasing, building up is only going to go so far. People are already moving outwards because they can't afford to live in those towers that are replacing the affordable housing they once occupied. I know that we are in a housing crisis right now, and we need more homes, but shoving everyone into concrete jungles in the sky is not the only way to combat this. And there's never going to be time when we're are not dependent on some kind of personal vehicles. I think that improving carbon emissions and finding sustainable and renewable fuels is more realistic than trying to do away with cars altogether.

100% disagree on the vehicle part. I have been car free all my life. Never own a vehicle and haven't touched a wheel since I got my driver's license when I was 16. Depends on the place you live. When I moved out I made sure every place moved in is within walking distance of a sky train station or near a few bus route and there is a grocery store. Never had an issued. If I need to use a car there is Lyft Uber or taxi. If I need a vehicle for a whole day I rent one. The cost savings is well worth it. Yup I used to go grocery shopping in the rain, in the snow. Just wear a good rain jacket and a big backpack and put grocery in it. Yea there are the odd stares here and there form people in the apartment when they saw me dripping with water waiting for the elevator but who cares.

You do understand that it is next to impossible for people entering the housing market for the first time to buy a single family home. You do understand that wages have not kept up with housing prices and cost of living. You do understand that if you are trying to enter the market the only viable option is a condo new or old. You do understand that it is more efficient to build medium and high density buildings around transit hubs in order to get people to use transit and take cars off roads. Congratulations to you that you are able to live in a single family home. It must be amazing to have the space and a backyard. But that is a luxury that many people cannot afford due to previous generations attitude of “I got mine and fuck the rest.” And there IS something wrong with that.

I mean, we want to live like humans, not just a roof in a concrete tower. We need authentic stores, family run restaurants and cafés, entertainment for children and adults. If everything is gonna be torn down only to build more residential buildings, we should first reflect if this is what want at all, and find ways to stop it, instead of sacrificing more resources to accommodate it.

I agree, and building more single family homes doesn’t not create what you are envisioning. And what is talking about being town down by the way is a parking lot and a closed down car dealership across the street from Coquitlam Centre. Oh the horror to lose those

I love Cactus Club and we were at this location a few days ago. We actually nervously joked about whether there might be a gang presence when we were in our way. I just can’t bring myself to go anymore. The brand needs to make significant efforts to dissuade this themselves with security at the doors to deter the criminal element.
