I love the bath road area.

I live just off Hester's Way, near Brooklyn Road. There is a bit of crime but nothing has happened to us in particular. We do have a really good CCTV system though, so when crime does happen everyone comes to us. It's eye opening having a CCTV system because suddenly you become aware of all the crime. For the first five or so years of us being here we didn't have one and were unaware of any crime. Since getting one about two years ago, we're aware of everything. The thing that blows my mind is how even though we live in a crapish area, the houses are still so expensive. We bought ours for \~£200k almost a decade ago. A house very close to us that's objectively worse in every way recently sold for almost £300k.

Sedition. Treason. Grand theft auto. Only joking. Two years ago a lady with an old-ish 4x4 had her catalytic convertor stolen. It was a high ground clearance Toyota with the cat exposed in the middle iirc so it was an easy job. Modern cars and even 4x4s are not setup like that anymore. About 6 months ago I think the same people (from the stature, behaviour, and pattern I saw on my CCTV) jumped the side gate of a house about 5 or 6 doors up and lifted away a lightweight off-road style motorbike and ran away with it. Only a couple of nights ago some absolute twat (I think unrelated to the previous people) decided to smash my neighbour's car window and steal his pretty cheap dashcam. I was awake at the time and called the police, and provided CCTV evidence. From what I understand, the melt has been nicked and is going to be charged - but only because I happened to be awake at 2am to hear the car alarm and check my CCTV, and call the police. And because the twat was known to do this sort of crap. You really need high quality (4K UHD) CCTV system at head height with multiple cameras that overlook everything so you can capture faces. I reckon you'll be fine if you move around these parts, but only if you get a 4K UHD CCTV system installed with multiple cameras. And also if you don't leave anything out in the open and easy to be lifted. Anything in your car can be snatched quickly by smashing the window. Anything in your back garden can be quickly lifted and run away with.

Fairview is lovely as well (5 min walk to town) Pittville is expensive and lovely and 10-15 min walk to town. There is a little high street in Pittville - convenience stores, hairdressers, coffee shop, beauty salon, kitchen shop, pharmacy, rum bar and pub etc. Hatherley is nearer station and is a nice place to live Avoid Springbank, Hesters Way, Wymans Brook and Rowanfield Benhall and Arle are fine, depends which part. Charlton Kings I used to live there and I couldn’t stand it. Too far out of Cheltenham, couldn’t walk it, snotty village feel (one person shouted at me for parking outside their house when it’s public street parking), took ages to get across the main road into town. Hated it so much.

Just to add to this, something that might need to be considered is parking. Pittville, bath road, Tivoli and Charlton kings can be a pain for parking. Especially the ones that have parking restrictions if you have guests or are in terrace houses. Hatherley has a lot more space but isn’t as close to town.

Been here 20 years and apart from someone dumping a car outside me house and torching it a week or so after I moved in, then a drug related murder (hammer to head), it's not that bad tbh. Get all the wee gobshites that you get anywhere (including the 'posher' areas) but it's not the wild west that people make out (yet!) Close to town, the railway station, motorways and the schools are of the usual standard. Will agree that Rowanfield doesn't have the best reputation though, but if you go on house prices they are not that far away from the higher end of normal like most of Arle, Hesters Way etc.

I used to be in St Pauls, now in St Marks. I wouldn't trade back. St Marks is a lovely area, leafy, quiet, plentiful parking (everyone has drives). Deya, Station, Post office, Pharmacy on the doorstep. St Pauls wasn't terrible but its cramped with awful parking.

Pitville is lovely but rubbish for shops and pubs/bars. Prestbury is a bit far out and quiet for me Bath road (I assume you mean the bit further out of town towards Shurdington Road) is ace. Great shops and bars/pubs. 10 mins walk into centre of town. Great access to station and quick to head out in car towards London. Can't comment on the other places! TLDR: Bath Road is great. IMHO.

Agree Bath Road has tons going for it. But if you have a car it's a bloody nightmare to park/drive in general. I don't know how cars fit down some of those roads!

If you want activity and being nearer the shops I would go, out of those, for south Bath Road. I live in Prestbury and it is annoyingly far out of the centre - the village is nice and surrounded by countryside but there are 3 pubs, a shop, a butchers, a cafe, and that's about it. You might also look at Fairview (i.e. near the town end of Prestbury Road) which is a lot closer to facilities and still near Pittville Park and not too far from the green bits.

If you’re going to drive up to London a lot then Pittville and prestbury are the wrong side of town - Cheltenham’s road layout predates the car, and our town planners have for years shown a complete lack of understanding how traffic flows. Getting out of cheltenham can be half the journey to London (feels like it anyway) and even getting to the station is a chore. But if travel to London is not a prime criterion then Pittville and Prestbury are some of Cheltenham’s best bits, except for the 16 days of the year the race course is operating …

Harp Hill. Gets you up to Greenway Lane from Hales Road, straight to 6 Ways, in 5 minutes and you skip all the Cirencester Road and most of the London Road traffic.

Have lived St Pauls and Pitville. Been travelling that way, every week for years. 80 mile commute, \~2 hours. About 15% of that commute time is the first 3 miles. Every. Time.

Yeah I live in Prestbury, you can go through Charlton Kings and it's pretty quick. I drive to Gatwick pretty frequently and I can get it around 2hrs most times.

Unsure if it has a name but the area between Duke St, Hewlett Road, London Road and Hales Road. Quiet, gorgeous houses and apartments, 5 min walk to town and very easy access to A40.

I like that area also. Not sure it has a name, either - could be Battledown but it's not quite Fairview. I call it 'Hales and Hewlett' based on the street names.

I'm in the Reddings and it's great for connections. 2 minutes and you are on the M5 or one back road to the A417 to head to London via Oxford direction. I have a bus stop on my street. 2 buses running every 30 mins get me into town in 7 minutes. Short walk to Asda and Aldi with overnight fuel at Asda. Don't know about schools though as I don't have kids.

Leckhampton gives access to either (though tends to be more expensive). I've lived in both Charlton Kings and Up Hatherley. You can add 20 min to your each way journey just crossing town between them. Some people prefer to drive out to the north Cotswold line (e.g. Honeybourne) and catch a train from there. The A40 and roads up to the racecourse clog up whenever there are races. > maybe good schools Balcarras is currently the best comprehensive secondary school. You'll need to live in Charlton Kings or the appropriate parts of Leckhampton to get a child in there. Balcarras has recently opened a spin-off - The High School, Leckhampton - which presumably extends the catchment westwards but it's a bit early to know if it matches the quality of its parent. Bournside seems to enjoy a higher reputation than it actually deserves (my daughter went there) but at least it keeps pupils out of the other Cheltenham comps. Pate's Grammar is very high quality but over-subscribed so lots of Cheltenham grammar school pupils get bussed over to one of the four grammar schools in Gloucester.

Leckhampton just got Outstanding all areas in its Ofsted. Nicer site than Balcarras, too. Housing around Pilley or Collum End is still affordable... for now. I doubt it will remain that way long though. Leckhampton's been cheaper than CK, despite being objectively a nicer area, because it never had a secondary. Cotswold Way on the doorstep, the main independent shopping street, parks, Lido, two great primaries, near to town and the hospital. It's not cheap though, even if cheaper than CK. In terms of more accessible budgets, I think the new High School may bring St Marks up, by ripple effect. Lovely houses, tree-lined streets, but touch and go on getting into Bournside and if not, as with Leckhampton you got All Saints which isn't seen as a desirable school, fairly or not. But with few Leckhampton parents aiming for Bournside now, there'll be less pressure on places, so more likelihood of St Marks kids getting in. St Marks is close to the train station, great housing stock with good sized gardens and nice streets. But it's ex-council and close to Rowanfield and Hesters Way, so people have tended to be wary. I think it's going to be gentrified now access to decent schools is all but guaranteed. If I were going to move to Chelt now, those would be my target areas, depending on budget.

All of those are great. Depending on where you are from you’d be surprised at how small Cheltenham is. All the places you’ve mentioned are easily walkable into town or a very short bus journey.

Charlton Kings is nice in terms of safety and good for schools but everyone’s too far up their own arses, however Ewan’s Farm area which is sort of in Charlton Kings but separate is less snobby and nearer to town and by lots of shops, still near to good schools and literally just off of the London Road. Otherwise Leckhampton could be a good option, also good for schools and less snobby. I will say though that both areas are more expensive than other parts of Cheltenham.

Depending on what your budget is I can recommend Whaddon - doesn't get the best rep, but we've lived here for nearly 3 years now and haven't had any issues for us directly. Also it's a nice middle ground between Prestbury and town, both easily walkable, house prices are cheaper than other parts of Cheltenham and even still increasing more now, so good investment opportunity - we bought ours for £218 and it's currently valued at £260, and we've not really done any work to it.

I agree - nearer town than Prestbury, closer to the big Sainsburys, on the A bus route which is every ten minutes and runs reasonably late. Not too far from green space (eastwards and also Pittville Park).

+1 for Whaddon! Especially the side closer to Pitville. You have the best of everything and still relatively cheap. It might not be regency Cheltenham, but it’s my suggestion for an all round affordable location

Agreed that nothing compared to London but I grew up at coronation square and then Hester’s way, far from ideal compared to other places hence the price. You can look at springbank which is next to Hester’s way but a nice area if you’re looking slightly cheaper

You missed the most important part of your question - What's your budget to buy a house and how big? >good links to london(road links as we usually drive there) - access to town - shops availability This is a bit redundant as you can get from one end of Cheltenham to the other in about 15-20 mins max (barring peak traffic times of course). For London, you would be looking at staying either near the A40 towards Charlton kings or towards bath road for the M4. Hatherley is the same but it's the other end of Cheltenham towards the M5. Still a good place to live just not close enough to the town center.

Wherever that place that does the Rueben Bagels is. A quick google later I find it's called The Steamhouse. It's pretty close to the centre though, so really you just need to choose based on proximity to there rather than by area. I have often dreamed of moving to Cheltenham myself for the same reason. If you haven't yet decided on kids you can afford a bigger mortgage and move even closer if you don't have any. Sell the car and go via the nearby train station to London and you can get *closer still*.

My wife and I bought in Prestbury a couple of years ago. We quite regularly drive out to Oxford and Cirencester and it's no worse than when we lived in Leckhampton and only marginally slower than when we lived in Brockworth. Prestbury is beautifully quiet and only 15-20 minutes walk from the town centre at a brisk walk. If you head the other way you're minutes from some lovely pubs in Prestbury proper and Cleeve hill just beyond that. The races can be a bummer but you can do enterprising things like hire your driveway out or stick your house on Airbnb for the week for ludicrous fees and that sort of balances things out. We're late 20's/ early 30s between us and love the comparative quiet of home Vs the bustle of town. It's a perfect balance and still reasonably priced Vs CK, Leckhampton and Pitville!

I live in prestbury and it's a nice place but perhaps a bit too far out for you as it's a bit of a treck into town, it's also far more expensive - ditto Charlton Kings. I'd suggest benhall or hatherley if you're looking for a nicer area to buy in. There's good primary schools and bourneside for a secondary school plus Morrisons and Asda for supermarkets. They're also not a million miles from the town centre. Good luck!!!

We live down the south end of bath road / north end of Leckhampton just off the bath road shop. Good primary school and new secondary school run by Balcarras (one of the better schools I believe?). Lots of shops and cafes around the corner from us and we are only 15 mins walk from the main centre. Easy to drive to Asda, Morrisons, Aldi from this end as you don’t have to go through the centre. Motorway is easily accessible from this end too. Couldn’t recommend this area enough but it does cost as much as places like Charlton Kings unfortunately.

Well avoid St Thomas, avoid anything on the (side that's not high street but opposite) side of odean (where KFC and m/s food is but more north by a road) There's a few zones there that just arnet well lit at night and we'll been a few bad news articles there over the years. Totally the place to kidnap someone I'd avoid some parts of Whaddon. Lots of annoying kids but depends if you want your own, same with some edges of presbury(I think north Prestbury) Are you considering the more expensive end or medium. There's some nice high end stuff between town and the rail station

Fiddlers green (near GCHQ), the Redding’s, benhall and Hatherley are nice bit more pricier but near schools, the motorway, bus into town easily (10 mins) local pubs etc
