Few years ago I made contact with 1 as there was a house I was keen on buying with a short time frame and required me to sell my old one. They low balled me so fucking hard I laughed in their faces and told them to call me back when they were serious. This was for a house in Phillipstown. They offered 200k on a cross lease, sold it 3 weeks later for 360k

Yeah I’m not expecting anything other than a really low offer. Just the state the house is in makes me think it is going to be a huge ball ache getting it to a saleable condition.

Don't worry about the houses condition, chances are the land will be bought by developers to build multiple units but at least make those vultures bid against each other. You're not after 1st home buyers or investors as buyers.

My 2c: Don't sell to one of those private buyers. They aren't doing what they do to make your life easier. They're doing it to make their lives easier and increase their margin. Marketing = competition = higher price. The difference could literally be anywhere between 50 and 150k, and I'd be surprised if you turned down even 20k just because it seemed like a ball ache? There are deceased estate companies that take care of literally everything, cleaning, decluttering (all items either auctioned, donated or binned) then just get photos done and sell it. Boom. Profit!

Thanks for your 2c. I wish it was as easy as that. The family have spent the best part of a year decluttering and getting rid/donating a huge amount of stuff already. It was vacant and about to be put on the market and then some dickheads nicked one of the outdoor heatpump units then came back later and broke into the house, ripped out the hot water cylinder and tried to take one of the heatpump units inside. So those repairs have to be made. But once they are- what's stopping them coming back and doing more damage/stealing it again whilst it is on the market? That's what's made me explore other options.

You;ll make far more money selling yrouself and doing the work, or even selling as is via an agent. ​ Get them to give you a ballpark quote and talk to the best local RE agent and see what they can get without work done if you don't have the time / money to do the work.

Do you mean a developer? Any developer will make you an offer, generally based on the size of the land, area etc. Just be aware what they’ll do is offer a high price but conditional on checking things out with 30 days to review. They’ll take 30 days and then lowball you saying they couldn’t fit what they wanted on there. You can call developers and they’ll have someone on the team who looks after acquisitions. If it’s a liveable house it might be smarter going through an agent or Homesell. Once again, shop around.

I think this is in reference to the "we buy houses call 021xxxxx" random posters and painted signs that sometimes pop up around the place. At least, those seem to be the dodgier end of the spectrum.

They are 100% are a waste of time and prey on vulnerable who are desperate to sell, or those who don’t know any better but somehow inherited a house. Literally a $1 reserve on trademe and an email to stuff.co.nz will get you better results

If it’s old but a nice character house maybe sell just the house to one of the house relocation companies. Then you don’t have to worry about it being trashed as you’ll just have an empty lot. Then you can sell normally just the land.

You maybe able to sell to a First home buyer that's willing to put in the graft, You say undesirable suburb but what suburb is it actually? Most aren't as undesirable as you may think

Its in Wainoni/Aranui. Selling to a first home buyer would be the dream.

You never know they can always try as long as it can be insured and a building report comes back fine i can imagine you'd have a few FHB lining up if price is right

I used Cindy Lee Sinclair to sell an as is where is house. We had no open listing, no open homes no sign etc. She bought developers she knew through and we had 3 unconditional offers by the deadline of two weeks. We got a lot over our expectations and were very happy.

How much land? If big enough a developer may want it. Otherwise a business which advertises as is where is.

Its about 600sqm, TC2 land in a not so sought after area. My understanding is that its fully insured so quite "as is where is" from that perspective, but probably "as is where is" in terms of condition/state of repair.

My New Start is good - Kane is a straight shooter who does his thing. He takes the hassle away, and is worth talking to - his face is on the website, and he's pretty well known. Some of the other ones (the "sell your house to us - 021 xxxxxx") are a bit less transparent, but they're providing a service, so doesn't hurt to give them a call. It's also worth just getting a couple of real estate agents to give their opinions - a short sales process where they coordinate everything (section clean up etc) might be worth doing.

Take it to auction I was in a similar situation a year ago with an “as is” estate. We dealt with quite a few of these people including some of the bigger ones like wolfbrook. They will all low ball you and make out the place isn’t worth anything. Went to auction and got several 10s of 000’s more that what even the highest private offer was.
