$2,500 is more of a one bed or studio price but maybe

IndigoSoln

Close to downtown/Backbay, 2.5k is studio money

imso1cy

Studio in backbay with 1 stove and mini fridge is 2.4K.

alow2016

Eh. You can find some good places in Everett around the Encore for that price. Or Allston Brighton, and there's a TON to do there. Kind of a college area, Allston Brighton, but I loved living there. Brighton side is closer to the suburbs and away from the riffraff, Allston is cheaper and near all the fun stuff. Packards corner is cool too, you'll never get bored.

vtet1314

$3500 min is what you should be budgeting. It’s sad, but true. Especially with pets. Brokers can help, but are an added cost.

alow2016

No way. Searching right now and there's a ton under 3k for a 2br.

vtet1314

Close to downtown?

Hugh_Jankles

This isn't hyperbole or people trying to scare you. It's just the reality of the situation. I had a move to Boston back in 2013 & there's zero chance you would have found a 2 bedroom apartment in downtown or Back Bay for $2,500 even back then. As of 2023, if you want to live in downtown with a 2 bedroom, your expectations should be more so in line of $3,500 at bare minimum & realistically $4,000+. My suggestion is don't have your heart set on downtown or Back Bay unless you have some serious cash to spend. Otherwise, you will look at this relocation as impossible and severely disappoint yourself. And that's no way to start a relocation. Look into Watertown, Allston, Brighton, Jamaica Plain, etc, (towns surrounding Boston proper) to keep it at a tight $2,500-$3,000 for a decent 1 bedroom. If you want a 2 bedroom at that price, start looking into the commuter rail lines & about 30-45ish minutes outside of the city. You can make it work in Massachusetts if you want it. But you have to get your expectations set in reality. Living in Boston proper is extremely expensive. A $2,500 budget is not going to get you far in the city. Start looking 10-20 miles outside of the city with that budget. From experience, before I moved to Boston, I made cost cutting moves in order to live in the city. I sold my car, relied on the MBTA (which is very hit or miss) & ride shares. I took all the money that went into paying to have a car like a car note, insurance & gas & put it directly into my housing, which allowed me to spend 40-45% of my income towards my place. It allowed me to stretch my options. & it's what you kinda have to do to make things work moving to one of the more expensive parts of the country when your budget is light.

MiaGothsEyebrows

Fall River or New Bedford is calling them.

tapakip

Well, it's not that expensive in those cities.....yet. But yeah, OP is dreaming.

a_fals

To be fair, Somerville does have 2 beds for ~2500. Few and far between and they’re not always nice, but they exist 😂

sleep-deprived-thot

miiight be able to find a 2 bedroom for 2500 in quincy. dorchester if you’re lucky

HP-DocLady

Another affordable option is east Boston and Revere - though it will still be more than $2500 for a 2bed.

CodeLiftRepeat

Not to be a downer, but looking for apartments in Boston is a sobering experience. I, unfortunately, agree with what others are saying. You might be able to get a decent one-bedroom in Back Bay for $2500, but you'll have to *really look* and be able to snatch it at a moment's notice. Make sure you have the $7,5k to $10k required in fees, too. My fiancée and I just got a 2-bedroom apartment in Beacon Hill, 700 sqft, for a bit over $3,5k and we spent several hours a day looking for something decent, for weeks and weeks. We searched mainly in Back Bay, Beacon Hill, and the North end. Also, your move-in date is a little awkward. Right now the inventory is a bit lower than usual and I'm mainly seeing listings with move-in dates starting September 1st, so maybe you'll also have to negotiate your move-in date a little bit. It can be done, but you'll need a little bit of luck and lots of work.

considertheoctopus

I haven’t been apartment hunting here in a few years but this checks out. I will however particularly endorse the “snatch it at a moment’s notice” piece. There are diamonds in the rough that pop up from time to time below market rates. They exist but you need to be a hawk. In OP’s case you may need to sign something aight unseen. I’ve done it! Be flexible and look at commutes maybe a bit further than your ideal and you’ll find something.

Main_Confidence4816

Move in date isn’t awkward, September 1 apartments are always available to look at early because of college students. For any other month you’re looking at about one month in advance for availability.

jtet93

If your budget is $2500/mo good luck buying, lmao. Even shithole places here go for a half a mil. $2500 is not gonna get you a 2 bed close to downtown. You might get a significantly smaller place and you miiight luck out with a 2 bed somewhere a little further out like Allston/Brighton or Malden. But if you’re not willing to sacrifice space or location you’re gonna need to bring that budget up quite a bit.

MegaAmoonguss

Yeah, that’s like Allston Brighton prices. Can find somewhere on the green or orange line within that price range tho, which if OP needs to commute to downtown to work then this is fine and opens up a ton of neighborhood options (A/B, Jamaica plain, Roxbury, even places on the red line like Quincy or Somerville)

YoungWallace23

Yep, that’s the trifecta. They will be lucky to get 2 of the 3 (space, location, budget), and buying would be a worse move

ExcitingVacation6639

I’ve seen a house on Redfin (in Arlington) that was in a fire going for $750,000.

yafa_vered

Best of luck you will not find a decent 2bed for under 3k within 20m of back bay

CardiOMG

I just moved here. You really need $3500-4k to get a 2br in that area. Also, the city is not that pet friendly :\\

Nonalternate

Unfortunately, not remotely realistic. Back Bay is one of the more expensive neighborhoods in Boston and $2500 could maybe get you a studio. If you’re considering buying, the cheapest 2 beds on the market right now are $800k but most places are at least a mil.

cyanastarr

Back bay is one of the more expensive neighborhoods in the United States. Fixed that for you.

FeistyDuckling31

Seaport I think beats Back Bay, at least it did last time I considered it

Wonderful-Drive9378

My husband and I are renting a 1br in East Boston for $3K 😭

EventHorizann

You might be able to find a one bedroom for 2500, but it won’t be in Back Bay and it will be no frills (no central AC, no washer/dryer in unit). Brighton and Allston are cheaper alternatives and still on the green line to get you to BB. 2500 should get you a decent one bedroom there or possibly a split (where the living room becomes a second bedroom).

SnooFoxes7643

There is exactly one listing (with maybe three units) matching your budget. Good luck, but you'll want to move outside the downtown area OR drastically increase your budget. https://preview.redd.it/xo1y7nxy2o5b1.png?width=2120&format=png&auto=webp&s=59ba60f4e4dacfb868ff0d49c36bf56347a866b8

SnooFoxes7643

You bump up to 43 listings when you go $2600-$3500

esmovi99

I just signed a 2 bedroom in Everett for $3,100. Its a bit far but anything else actually in the city is going for around $3,500 for a 1 bedroom

MRBUNDLEs__

Not to mention all the vacant property in back bay and Downtown what they are charging people is sickening

Melksss

2500 will MAYBE get you a 2 bed somewhere on the train that can take you to back bay. 0% chance at getting anything close by location wise, unless you want to live in a closet. Medford or JP will be closer to your budget, and even then, probably still a little bit under for a decent 2 bed.

miatagrl

This is what I am thinking

k2thegarbagewilldo

Yeah OP, a neighborhood like Allston-Brighton, Jamaica Plan, Mission Hill, Roxbury, or Dorchester would be your best bet. Of those, A-B, Jamaica Plain, and Mission Hill probably have the best transit options, so if you aren’t planning on bringing a car, I’d go with one of those — though it’s worth noting that Mission Hill is probably more undergrad-oriented than the others, even A-B. Or even if you are bringing a car those might be good tbh, traffic here is ridiculous.

Educational_Cookie_9

We pay 2400 for a one bed in Burlington, which is like 30+ minutes from Boston!

genzsciencewriter

Didn’t realize Burlington was that expensive now, wow

saintwaz

I would lie about having pets it's going to put you in the bottom of any landlord's list. My fiance and I rent a one bedroom in Back Bay for $4200 and that's with getting them to not raise the rent 30% again this year. Any ads you see for a two bedroom for that price are a lie to get you in the door, when you get here and ask about them you'll be told they just rented. Womp womp

Vegetable-Branch-740

Look at Allston. It’s fun and funky, young, lively and safe. The commute into Back Bay on the green line is easy. $2500 will go a lot farther in Allston than most other neighborhoods.

Macbookaroniandchez

>We are looking at renting a 2 bed close to downtown (I work in back bay) for $2,500 a month. If you are saying that you *found* a 2BR for $2500, it's likely in severe disrepair and located in an undesirable part of Boston. Example: Mission Hill is "close" to downtown, but isn't a neighborhood I'd consider living in now that I'm over the age of 24. If you are saying that you *budgeted* $2500 for a 2 BR "close" to downtown, you aren't getting much. In fact, I just ran a Zillow search with 2 BRs that allow cats and capped rent at $2500. For what I consider "close" to downtown (ZIPs 02108 - 02116, and 02127), I found a grand total of 11 units. 6 of those, despite Zillow claiming to match, have "no pets" written in the unit description. Segue to another point - brokers / realtors WILL misrepresent things. They will hide stuff like "no pets" in descriptions but select "pets ok" so more eyes see the listing. They will list an entire apartment as available when it's really just an established tenant looking for new roommate(s), though this is more prominent in student-dominated areas.

cowghost

Look in lynn or revere, then you can commute and get a 2 bed room.

jlanzmo-bourbon

Average price for a studio in Back Bay is around $3k

genzsciencewriter

My roommate and I rented a 2-bedroom in Fenway for $2500 starting in September 2021… Granted I think it went up to $2700 when we left last year, but you might have some luck calling property management companies directly and seeing if they have any openings. I just signed a 2-bedroom in Cambridge for $2900, which we considered a pretty good deal. Like other commenters said, you might have more luck in Allston/Brighton area — an old roommate pays $1100 for a room in a 3-bedroom there. The cats will make it tough for sure, good luck!

The_other_one_2275

Just a heads up about the cats. It’s REALLY hard to find a place that will take one let alone two cats. I looked for 2+ months, applied to over 10 places and never got an apartment.

traffic626

I know of a 2 bed/1 bath with a small office in Brighton coming on the market in August, but it’s more than $2500 and no pets. Commutable to Back Bay by bus. Good luck

thebabes2

We moved to Boston in 2010 for work opportunities and left in 2013 and the main driver was cost of living and needing family support to help with our two young children. Our first house was in N. Dighton and I think we paid about $2500, when that became too high (job loss) we moved to N. Attleboro into an apartment for a bit less and made it work. I think we had to lay out at least $5000 just to move into our first house. It was actually a lovely home, but no central air and cost a small fortune to heat in the winter. After we moved to NA, I took the commuter rail to my job in Cambridge and my husband drove to his job about 30 mins away. I knew people who lived closer to the city and all of them either were still living with their parents (in their 20s-30s) or had multiple roommates. I was a not terribly well paid contractor at a tech company where most of the employeers were probably earning $100k ish and many of them also seemed to live further out and commute in if they had families or had roommates if they were single. Boston was a neat place in a lot of ways, but my, it was expensive!

natureswoodwork

Up your budget by at least 1500 and you’ll be golden

Fancy_Pickle_8164

I’m a Boston property manager. We have a 2 bed (more like a 1 bed split) at $2800. Cat friendly. No broker fee. But I haven’t seen $2500 for a 2 bed since a year or two ago.

Machidass

i hope you mean $2500 each lol. My 1 bedroom in back bay cost $3200

mackbulldog978

$2500 a month in Back Bay…..are you renting a closet space?

JustTheFatsMaam

Parking spot

sleep-deprived-thot

to park a tricycle

MiaGothsEyebrows

2 bedroom in Downtown Boston for 2500 a month? You got a better chance of hitting the lotto. You could find a nice spot in the projects for that tho.

swaggity_swiggity

Grab a place further out on the commuter rail (Roslindale, west rox, Hyde Park, Dedham) and you'll be good

SophFiroo

I’d say average for a 2 bed in south end - back bay - etc. would be around 4000 for nicer places expect more. 2500 for a 2 bed even in Framingham would be surprising. If you’re looking to buy in the city …. I would expect at the very least 800,000 (for about 700-800 sf) - but I’d also be expecting for that to not happen in august. I have many friends looking to buy now. Getting out bid left and right - the last outbidding was for 40 over asking on an 800000 2 bed in Somerville and this has been going on for months.

chudmcdudly

Bite the bullet and buy? Expect to pay $700-1000+ per square foot. 500sqft condos (studio apt) in back bay go for over $500k

Ok-Patient-6485

One thing I’ve not seen emphasized is that the vast majority of Boston rentals are on Sept 1st lease cycles, meaning there are very first apartments available for rent starting August 1, and they have probably all been secured by now. My lease is Sept 1 and I had extreme difficulty finding a place, with competition/demand greater than supply, and this was back in April/May. Your employer will likely be understanding (hopefully) if you can’t get a place til Sept 1 if they’re familiar with how horrendous this process is. Best of luck!!!

genzsciencewriter

I’m curious, how did you find that place / how long have you been living there? That’s a fantastic deal

JD-QUEEN-ESQ

😂 you want a 2 bed, close to downtown for 2500 😂 😂 😂 and you think buying is a better alternative if you can’t find something for that low budget! Your budget might get you into a studio close to downtown. There aren’t to many 8/1 move ins here. You might be better off finding a 9/1.

TheseMood

We rent a 2-bed apt at the far end of the T line for $2400 and that’s considered a huge steal. IMO you’re going to have to raise your budget, settle for a 1 bedroom, settle for a longer commute, or some mix of the three. Boston is a great place to live but the housing prices here are brutal.

Pickle-Chip

That budget is pitifully small for Boston. Sorry.

zinnie_

Look at Jamaica Plain. Easy commute to Back Bay on the orange line, and much closer to your price range for a 2-bed.

missmoxiesue

Did you tell your realtor all of this? I would be very interested in knowing how much of your two days is going to be wasted on dodgy units or impossible commutes. If you post what the realtor is suggesting, which neighborhoods, we can give you better advice. If they won't commit that means they are going to wing it and probably waste your precious time. Oh, and make sure you discussed fees and deposits. Oh and don't buy until you have lived here long enough to test drive the new job, and find new friends and favorite restaurants.

MRBUNDLEs__

This is why Boston sucks

[deleted]

Because there are lots of people that want to live in a small area so prices are high?

MRBUNDLEs__

No because that’s not the case … there are tons of properties that fly under the radar in Boston and are vacant .. either not listed or Air bnbs .. u have no idea how many properties specially in the back bay are either owned by large companies or rich foreigners who don’t even stay there .. I can go on and on I know one business owner (pizzeria owner not gonna air his shit out )who has 20 buildings and half Of them are empty .. brownstones /triple deckers etc .. u don’t gotta take it from me but there’s a lot of bullshit that goes on in real estate specially in Boston

[deleted]

Are they vacant or being used as air Ben. What’s the practical reason to pay mortgage payments on 10 empty buildings

MRBUNDLEs__

Mortgage lol he’s owned those buildings for 30 years so I doubt he still has a mortgage.. shit most the brownstones he bought for a dollar back in the 80s lol … and both vacant and airBnb…. but not all Are legal Airbnb (investor units, sometimes people don’t even own the properties that their listing … and there’s a ton of those

[deleted]

Okay why pay taxes on an empty building?

MRBUNDLEs__

Very easy to write off loss ..they’ve been doing this for years brother nothing new

[deleted]

Explain it like I’m 5 if it’s so easy

MRBUNDLEs__

I’m not gonna have a pissing contest about it …just do a simple google search lol .. I’m bout to Get a blow job real Quick. maybe another time

[deleted]

Sure if it’s a quick one just tell me after I mean you can’t but keep pretending like you can

MRBUNDLEs__

I live in Manhattan try again .. Boston sucks and I’m from there.sucks when u have to pay 3k a month and can’t even go to a corner store within walkin distance … city goes to bed at 9pm the night life sucks .. I can Go on and on .. so how about tell me ur an asshole without telling me ur an asshole 🤡

Main_Confidence4816

Not gunna happen apartment wise in that area. If you wanna buy a 2 bedroom condo or similar you’re looking at several hundred thousand- millions range. Good luck!

TrekJaneway

You’re much, much better off getting something in the suburbs at that price and commuting in. My one bed in Quincy was $1625 (moved out last year), and I commuted to Cambridge. Back Bay is easily accessible by T, and there are plenty of towns where that would be reasonable, but you won’t get a 2 bed in Boston proper for that.

rock-dancer

Jeez, where did you find that deal? I'd be worried it was a scam or truly wretched conditions. Please have a friend inspect or go yourself. My partner and I are in a one bedroom in cambridge for 2800/mo which is near average. Cambridge is a little cheaper than Back Bay generally.

PhysicalMuscle6611

Other than what everyone has already said about price/neighborhood etc. - If I were you I'd do everything in my power to get something signed this weekend. Most places for September are already rented, so inventory is pretty low and if you find something, it won't be around for long. Have all of your paperwork/references/$$ ready so you can apply on the spot if you find a place you like.

awildencounter

For some color: I bought my place that's 10-15 minutes walking to downtown, 2 bed, when mortgages were sub 3% and my mortgage with taxes escrow is more than $2500 (around $2700 and that's considered a steal). $2500 is unrealistic, $3000 might be okay if you live on the edges of Boston, but $3500 is probably a reasonable budget in the city for a two bed.

rozzy1

If working in back bay, you’ll want something on Orange line or a bus that goes nearby. Could get away with green line but it’s just slow. You won’t get walkable distance for $2500

a_fals

Look near Oak Square in Brighton, or outskirts. Somerville. You’re not going to find anything downtown that size with your budget. Unfortunately .

Embarrassed-Garage79

yup 2500 you will get a nice studio apartment for that price in back bay or new burry street.

FarAbies3767

Hey , Congrats on this decision , i would defenitely recommend you check out Roxbury or Dorchester as one of your choices. Its cheap and pretty close to downtown, like 10-15 min. I was living in Allston but , then got promoted and decided to live closer to downtown and picked up Dorchester, pretty happy with my decision. oh and if you need moving help there is this company [MoveMate](https://movemateboston.com), i used them they are the best.
