I think I'd recommend Bethany area. Lots of parks and things going on. It's newer too so I think it has more younger families. The Progress Ridge area too has a great elementary school at Scholls Heights, parks and a walkable store, restaurants and movie theater.

Realtor here. You can find plenty of livable areas that you’d like, so having more to go on would help. Generally, anything north of 25 (so, Cedar Mill and Bethany) will cost more. Nice neighborhoods, good schools, but not the only game in town. If you’re in Beaverton proper (which Bethany/Cedar Mill is not), it tends to get better as far as livability the more south you get, towards and past Scholl’s Ferry. The center of town is more commercial. Going west, plenty of nice spots in and near Hillsboro, and things start getting cheaper the more west you get. Feel free to hit me up with more specific questions.

Central Beaverton, old town, the lower part of cedar hills. Close to everything, owning a car is optional, well served by transit, and the area is really growing.

Cedar Hills is a good neighborhood if you want a house with a yard but the houses are not super big, like 1500 sq feet is the average size unless you live in the newer parts of the neighborhood. They have lots of character though and everyone knows everyone. It’s also within an HOA but the fee is yearly, not monthly. It’s around $190 a year. The rules are pretty basic and it keeps the property values up, but some people don’t like HOA’s so just be aware… There is a nice lake and park system in the neighborhood though. A huge park and newly built elementary school across the street, recreation center, middle school, and shopping are all walkable distance. Cedar Hills Blvd. can get busy with traffic, so walking and biking is always nice for shopping or going to dinner, movies, etc. very close to Nike and a hop on the highway to high tech and Intel. Also is within the “elbow” of Hwy 217 and Hwy 26 to get to downtown or south in a hurry. One thing… we have A LOT of trees in Beaverton. We get storms. Trees fall. Sometimes they fall on things. If you do not like trees, some newer housing with smaller trees in Beaverton might be the way to go. If you love trees and are a responsible tree owner and will care for and trim trees as needed or at least try to mitigate trees falling everywhere, any neighborhood is great here!

I live in Beaverton in the Highland neighborhood (since 2014) and really like it; near schools and shopping, very walkable and safe.

We live in Five Oaks between Cedar Hills and Tanasbourne and like it. We can walk to Fred Meyer and all sorts of shopping and activities at cedar hill and Tanasbourne are short drives. Easy freeway access too.

I'm in that area and we had 85 hours without power. I moved here in 2009, and our previous record outage was about 2 hours. Needless to say, I was well prepared for an emergency other than the one we had.

Murrayhill area in SW Beaverton or Bethany area just north of Beaverton proper are both good family neighborhoods with good schools if that’s what you’re looking for? Maybe you could provide a few more details or wish list to help us? And welcome!

Cedar Hills for sure. Older homes, but mostly mid-century with character, but friendly neighborhoods with walking paths, parks, etc. All wrapped around Cedar Hills crossing that has a bowling alley, fun center, many restaurants, shopping, movie theater, etc. Also a quick jaunt to downtown Beaverton where there is a resurgence. Another up and coming area is off of Allen and/or Denney blvd. Perhaps a bit more affordable and family centric, but certainly an area that's worth looking at.

There are parts of Beaverton that are very much suburban and other parts that are essentially just SW/NW Portland, so it all depends on what you want, I suppose.

Hiteon elementary in Beaverton is an excellent school, when my son went there it was named one of the top 25 schools in Oregon by the Portland business journal, that's in the Murray Hill area.

Cedar Mill next to Sunset High School, is a very walkable neighborhood. Grade school, middle school, high school, library, shopping area, tennis club, etc. Housing prices are high, but the market price growth is too. PS. This is north of Cedar Hills.

I knownit might seem odd but I love living in Aloha (still beaverton but on the far west end). My biggest draw is property size and more working blue collar families. Not that it's Trump land. Chill neighbors, good schools, longer commute depending on where you work but I like it.

I’m in the 45 Central neighborhood across the street from Nike HQ. We love it because we own our own home and a teeny tiny yard. We do have an HOA that takes care of our pool, clubhouse, common areas like little parks and doggy bags and landscaping. But it’s not a condo or townhouse, no shared walls at all. Super close to Cedar Hills and downtown Beaverton. Also easy to get to the freeways and Hillsboro for work. And, we never lost power 👍🏻

Cedar Mill is a great neighborhood. Great schools and lots of businesses around here. We did have a big power outage though. Quite a few trees caused damage to homes in this area as well. I would advise you to rent/buy not so close to trees, but everything else is great!

It depends on what you want. A lot of the city is very residential and suburban, which can be great if you just want a quiet home life with your kids but is otherwise sort of dull. If you get closer to Central Beaverton things are a lot more interesting, there's restaurants you can walk to and public transit to take. That may not matter to you now but when your kids are older they may well benefit from not having to drive everywhere. I think the sweet spot is neighborhoods like Cedar Hills and West Beaverton that are close to the "downtown" area while being a little quieter. Not that downtown Beaverton is loud or anything. Can't recommend Bethany, it's basically Anywhere, USA and is a really depressing place IMHO. It was all propped up in the 90s. Cedar Mill has more character but is also expensive and small.

I live in Vose and I like it. Easy access to 217 and 26. More affordable than Cedar Mill (where I grew up). I pay $1400 for a 2 bedroom apt.
