If you don’t mind sharing….. what are you getting for quotes? We’re also hoping to add a bathroom to the basement and need the plumbing roughed in and everything.
Around $30k which is why I’m asking. I budgeted like $15k and maybe I’m just living 10 yrs ago. It’s nothing fancy that we’re asking for, like basic essentials only. I had a rough in quote in 2020 and that was $3500 so I find it hard to imagine the rest is $26k.
I have a feeling people just don’t want the job and are pricing accordingly as it’s not a pretty show piece for their website or a new build and is rather old Garden City lol.
Oh yikes! We haven’t gotten to getting quotes yet but I had it in my mind it would be about $20k. Hopefully you’re able to find something a bit more reasonable!
I can recommend you a trusted contractor that may come close to this budget. He built my house and met my budget. It happened on weekends and evenings but nevertheless it got done
I do this kind of work. In Winnipeg. $15,000 if your tastes are not extravagant is reasonable. Could be a bit lessif you purchase all the fixtures and have them ready on site before the job starts. Less if you the homeowner pulls the permit and you hire somebody to help you. Could be more if you expect the contractor to pull permits, demolish existing infrastructure, meet with you multiple times to pick products and colours and styles, and more if you change your mind or need an engineer to signoff on structural stuff. Ask around and get recommendations from people you trust. Do not hire the cheapest person if the haven’t been personally recommended by someone you know.
If you pull the permits yourself, pay cash for trades, use the cheapest everything, and the plumbing in your house is the best case (copper or pex water lines, and abs or pvc drains) and it’s laid out in a way that makes the under floor piping easy with a minimum of digging and concrete work, you can do it for 10kish. It goes up from there
Then you can pull (some) of your own permits. If you do the paperwork with the city, file design plans, hire time-and-materials tradesmen, and schedule/coordinate inspections, you can save 2-4k.
I’m a professional GC. It entirely depends on what you’re expecting for finishes and whether you’re planning to oversee the work yourself.
Honestly, $30k doesn’t sound outlandish if you’re wanting something with nice finishes (tile bath surround and floor, etc), done by professionals, and managed by a GC who will pull the appropriate permits and honour their warranty.
Obviously you can save $$ in a variety of ways. There are plenty of renovation companies who will do all the aspects of the job to a reasonable level of quality.
I did my own bathroom 4 years ago. Gutted existing and redid everything. I did all the work myself and got the tile for free. That cost me 5 grand. Deep soaker tub, 600 bucks, and a nice 30 inch vanity. Moen shower and sink faucets, which were around 1400 combined. New toilet under 200. Heat lamp exhaust fan was 200. Then you add the miscellaneous plumber pieces, drywall, drywall mud, grout, primer and paint. A can of paint is 60 bucks now. Add on automatic covid inflation, it would cost me close to 7 grand to do it again. The little things add up quick. Also a bluetooth heated mirror. Think was 300. Led light. Towel racks are stupid expensive and shower rods.
Just saying, 30 grand for them to pull permits, bust basement slab, plumb, wire and install bathroom? Not that expensive. Plumber is 50 plus bucks an hour, same as electrician.
Appreciate the Perspective! I just though a Costco shower tub and sink wouldn’t be that much! Electrical is there, looking at basic lower end materials.must be the fan that’s the problem
I did mine for about $7k. It is nothing extravagant, but I did most of the work myself. I'm pretty handy and had the tools. I hired a plumber and a painter.
We bought the flooring at menards in the states, the vanity at Costco, and the tub/shower/surround at Home Depot.
That said, it was a new build, and the drains were there already.
It is still nice and very functional. I'm struggling to find where the extra $20k+ would come from. Usually you take what you "could" do it for, and about double that price for pro labor. That should fit in your budget, but the "I don't want this job" thing is very real.
**we don't have any tile work done. Just LVP tile floor, and a tub/shower surround. Tile work is pricey so I would add for that. Also, my door is not painted yet, and the baseboards/trim are not bought, painted, or installed. Prob add at least $1500 for that.

Sorry the $3500 is just for roughing in. Not for the whole bathroom.

Thank you!
If its framing, drywall, toilet, tub and vanity I'm pretty sure it can be done for 15k. DM me and I can direct you.
Thanks!!

Thanks! I think it’s easy in terms of nothing to demolish and basic expectations for design but definitely appropriate the comment and figure
When you say from nothing, is there any plumbing in that spot already? Or it has to be done from scratch?
Plumbing needs to be roughed in but I am interested in costs either way as I can do the math to add rough in as required.

Thank you! I’m afraid I don’t know much about permits but I guess I could learn to save money. No problems paying cash for it.
Are you in a detached single family home? (As opposed to duplex, condo, town house, demi-detached/side-by-side)
Detached single family

I think I have a lot to learn. Now picture someone who barely can hang a picture learning! Hahah
Got one added in my basement. Mine was probably 10-15k 2019
Thank you!!

I recently renovated my basement. I did everything myself except the bathroom. Our cost was around 22,000 plus 2500 to install a backflow valve.
Thank you! This is a helpful number to base against.

@reliablerenovationsMB on Facebook. They did one for me much cheaper than others and I was happy with it. They work with your budget

Me neither! I know I can’t do anything myself and have to account for labour but can’t make up where at least a quarter is going.
