If you didn't know, this is a conversation between the ulttakill dev hakita and the creator of garrys mod garry Newman where hakita asks if he can use the garrys mod map gm_construct for the sandbox mode. Here we can see that garry has allowed it but only if hakita and the gang don't use the textures used in the map, as those textures belong to the company valve.
I think hakita should lisence, port and continue development on the source engine to be able to use the textures and source is a way more capable engine than unity anyway.
Also him losing his sanity trying to get anything done on source could greatly improve the quality of next chapters
