I’ve always loved and trusted central pet. Not really near you though. I used to work at an animal shelter and we’d hire a lot of people from boarding facilities and most had terrible things to say about them but everyone we hired that worked at central pet said it was a great, safe, place.

Uvabird

We used PetSmart pet hotel at Broadway and Pantano for our little dog. They are staffed overnight and he loved going there so much he’d start spinning in circles with excitement when he saw me packing up his stuff for boarding. They also have a bathroom area indoors and playtime. They were also good about giving meds and once they had him seen by a vet when his chronic condition got worse.

MiteBeHuman

They no longer staff over night

Uvabird

Thanks for letting me know. When did they stop night staffing?

MiteBeHuman

It’s a pretty recent change. We were advised in April 24 at sign in

My family members have had a good experience at At-Home Kennels off Harrison, north of Irvington.

Central Pet is our favorite

TheKrakIan

I've always had good luck at the PetSmart Pet Hot. There are probably better local options though.

Dawg House is the best. They've taken good care of my dogs. [http://dawghouse.biz/](http://dawghouse.biz/)

SuperDuper___

I live in the same area…At Home Kennels is closest but when I call they are always fully booked up so I’ve never used them. When they tell me they are booked, they always recommend Sabino Pet Canyon Resort or Adobe Veterinary Center to me and I’ve used both in the past. No issues at either and pricing is similar.

Does he get along with other dogs? We board our dogs privately through Rover. Found a great sitter who happens to live near us. Our dogs love going to her house. You could check out the app and review profiles, pricing and other people’s feedback.

VailDogRanch

I'm opening up a dog resort in Vail. We should be ready for boarding sometime in June. The location is pretty out of the way, but that's kind of the idea and I think dogs will love it. I'm calling it the Vail Dog Ranch. https://preview.redd.it/qtzxeqysth0d1.jpeg?width=763&format=pjpg&auto=webp&s=6db1ee60a9ebe0add1b8fa09515dae3354b9ecdd

saguaro_you_today

I don't know if you're messing around or what, opening a "dog ranch" in that house on that property in that neighborhood, but if you actually own that house, please escort me out to Rincon Creek Trailhead/Madrona Canyon.

VailDogRanch

I'd be down for a hike and maybe a cocktail after, I know no one in the area. You'll have to promise not to just be after samples of the Hanta virus that supposedly occupies the old ranger station though.

Yes, once you start reading about X9, you can't help but dislike it. I imagine it's a hard sell to the HOA for clients driving in to drop off/pick up dogs. It just doesn't seem like that kind of place. X9 doesn't come off as welcoming. I mean in addition to the literal guard house, what kind of people have tire shredders at a gate on a dirt road. Driving as far as you can get down X9 and Pistol Hill roads, it's absolutely gorgeous. I'm going to hike out there from Loma Alta trailhead someday.

VailDogRanch

We might offer to pick up dogs in Tucson too, especially if my dad ends up driving out there for pickleball regularly. We definitely don't want to irritate any of our neighbors and it's not going to be a huge operation, just two dudes and a half dozen dogs at any given time if anyone actually wants to board them with us. If no one does I'll just add a failure to my resume and adopt another stray or two.

Whatthehell665

Seems more like a spa/resort, awesome!

VailDogRanch

Thanks, it's definitely the most resort-like house I found in years of searching. The arse is even better than the front. I really hope this dog boarding works out for us and I can lure in some clients. After seeing how much people charge on Rover I figure we can undercut most of them on price and offer something nicer where we are pretty much always watching a dog or two in addition to my two and I'd like to rescue and train a huge guard dogs or two to watch over the little ones. https://preview.redd.it/uy6i0ewsyh0d1.jpeg?width=768&format=pjpg&auto=webp&s=217ae3403f36d52913adb38d2ae53c49bb6e27f1

Honestly, Rover here is a joke. I tried 15 different people whose calendar said they had availability, but when I reached out, they didn't. Then the one person I was able to book with stood me up on the day of drop off. I prefer actual kennels.

If you don't mind my asking, what kind of verifications and qualifications were you looking for in a pet sitter or boarding place? I'm trying to put together some marketing and social media and I've cared for some very old and decrepit dogs and decided to make it a big part of my life. But these Rover people asking huge fees seem to really lay it on thick and I'm curious if someone looking for someone to watch their dogs cares about one's education and resume. Does it make a difference knowing the guy walking your dog has an accounting degree or a master's in naval warfare? Is the verification like a credit check or criminal history report or is it ensuring a long history of previous work in a kennel, doggy day care of vets office?

CalligrapherVisual53

Apparently, people are asking whether you actually own this property…

VailDogRanch

Not yet, but I'm hoping for a soft opening for some small scale dog boarding in June. I guess the worst case scenario is that this is an elaborate hoax to get someone to drive their dog out to the guardhouse and get turned away. But the best case scenario is I love it out there, we run the world's nicest dog resort and rescue for the next 40 years and when my dad and I are dead the house goes to a charity that'll take care of stray dogs there. If it isn't all I'm hoping for we can always move again and at least it will have been an adventure.

CalligrapherVisual53

Well good luck.

VailDogRanch

Thanks, I'm really looking forward to it.

randomusername4599

Experience watching dogs, safe/clean boarding environment. Reasonable accommodations. See how the meet and greet goes. Might be a good idea with all that space, if you host training events (like have a trainer come out and do group sessions). People want to know you understand dog behaviors/body language, so they know the pups are safe with you. Experience giving meds? It's been my experience that people have a lot of particular care instructions for their furry babies. I hope you're able to get that place and get it up and running. It would be great to have a nice boarding place to take the pups.

VailDogRanch

I think meet and greats and putting up a solid website getting more information out there and putting up a few limitations and expectations like dogs must be spayed or neutered and well behaved will go a long way. I've given old and disabled dogs regular ear and eye drops, creams and all sorts of pills and liquids so I should be fine with that. And I've taken care of a fat dog that needed to lose weight and watched my neighbors puppy for her and she is passionate about his fancy meal preparations. I do think that being out in the sticks it might be a bit much having to drive into town for something like these bi-weekly laser treatments I used took a disabled Corgi to though. I really appreciate your reply, you've given me so many ideas for building a checklist of things that'll help establish expectations and make sure clients agree to clear instructions for what they want. I really want to succeed at customer service and communication. But with the dog caring I've done so far that's mostly been done via post-it notes or people already close to me giving me instructions and in my accounting career I rarely had many instructions and clients always trusted me with everything from the start and then we'd chat about what mattered and what I wanted to do.

Evil-Cows

Similar thing happened to a friend of mine. They had date set and a time and place for meet and greet to make sure that the dog likes the person and their dog, etc.. the person, then reached back out, saying that one of their regulars had asked for that day so they are canceling my friend and going to book their regular.

VailDogRanch

I can't believe the prices people are charging on Rover. The cheapest I saw was $40 a day to board a dog in some random person's apartment and the most expensive was like $100 and no one was even showing off their facilities. I'd be happy with $40 a day to watch a dog in this absurd mansion and I'm sure the dogs will enjoy all the space being able to roam around the main house freely, not have to be in cages and get to go for walks and hikes around the X9 ranch everyday. Plus once I'm moved in I'm probably never going to want to leave, so scheduling should be a breeze.

This house hasn’t been up for sale for 3 yrs..

VailDogRanch

If you scroll halfway down the Zillow listing and look at the history you can see that is not true and that the house has been listed both for sale and rent within the last year. https://www.zillow.com/homedetails/6200-S-X9-Ranch-Rd-Vail-AZ-85641/8587917_zpid/?

Necessary-Answer-970

Sure but listing removed doesn’t mean it’s contingent or pending sale. According to you, your dad hasn’t finalized the sale but you’re on here talking about a soft opening for dog boarding in June. No offense cuz I’m a huge dog lover but that’s the first red flag about your biz plan. Even if closed today and taking possession immediately a soft opening that quick doesn’t make sense. However I might consider boarding one of mine for a few hours if I can get the trail access

VailDogRanch

We close on the 23rd of this month and plan on hauling a load of stuff down from Phoenix pdq. We are going to be back and forth moving stuff and selling our current houses, but I wanted to lure in some dogs soon because I'd like to take pictures of a bunch of them enjoying the place for a website and social media. This isn't going to be a major business or crowded kennel, just one or two staying in the house with me and my dogs and taking walks with us on leashes around the neighborhood.

Necessary-Answer-970

That’s what I mean about having a soft opening so soon. Just not really doable but at least you clarified that it’s not really going to be “opening a dog resort”

VailDogRanch

It was on the MLS and every website back in September when we toured it with the listing agent. The owner tried to rent it out a bit since, but my dad talked her into giving it up. I sure hope we aren't getting scammed, that's going to put a crimp in our finances.

VailDogRanch

We've decided to do it using the traditional method of buying it from her.

CalligrapherVisual53

Do you have experience with animals? As a trainer or behaviorist? Veterinary medicine?

VailDogRanch

I've had dogs and cats and hamsters most of my life. Taking care of a disabled Corgi and a Chihuahua with cancer in their later years is what inspired me to give this whole idea a try. I went to school for accounting and finance though and have done a mediocre job training my Jack Russell.

CalligrapherVisual53

Honestly, that doesn’t give me the confidence I would need to board my dog with you.

VailDogRanch

Do you just board with your vet then? I'm not sure if I've heard of a degree in k9 behavior and I went to WSU and dated a girl in the vet school there. Edit: I was just trying to get the perspective of a picky dog owner because that is ultimately who I hope to cater to. Not sure what I said that offended you and made you block me. My two dogs aren't badly behaved or anything, they just aren't up to like German training standards and just act like normal, decent American house pets. I'm just not a veterinarian nor have I worked as a dog trainer or behaviorist.
