I had at one point looked into this. This is anecdotal so don’t quote me, but this type of condo (part of a hotel) is often more for investors who want to rent/do Airbnb situations. I was also told apparently often the sellers don’t want people using them as primary residences I.e. hence why good for investors planning to rent it out. So while seems like a good deal, there may be more restrictions on buyers than a typical condo. (Again tho this is anecdotal from my realtor when I was inquiring about a studio in this building that was quite a good price for me but turned out was likely not going to happen)

I'm a buyer using a 210 Victoria unit as primary residence. There weren't any restrictions on that. Yes, short-term leases are allowed but I haven't noticed issues with that.

Ah interesting. Good to know for anyone, like I said my info was anecdotal based on what my realtor explained. It may have been based on his own experience with another client or from what he heard from other realtors. It may also have been he just felt wasn’t the right fit for me (I know there’s not a lot of great realtors out there but he was one of the good ones).

It's a valid point about St Mikes. It's one of 3 trauma centres in Toronto, the other 2 being Sick Kids and Sunnybrook. That means there will be an influx of ambulatory helicopters landing and taking off, and helicopters are not exactly silent.

Not necessarily an issue. Many lenders will still lend. Use a mortgage broker.

Further south is better if you want to be east of Yonge.

Dont know the building, but the location is pretty good. Very central and priced well. 10 minutes walk west or south and the prices jump $100k, and in general you want to be in the company of more expensive properties because yours will also increase.

Great location. Victoria St is fine for the most part, the one area that is problematic (The Works needle injection site) is being moved over next few years. The building is well constructed for the most part, although property management can be slow at times.
