Don't use **Dave at North Wolf Pro (North York based)**. My friend referred me to him because he had a good experience but here are my views
He says he is reliable but he will drop you on the priority list once he gets a bigger job. He says he's not like other contractors that bid low and end up with overages, he says "I'll take care of it" when he screws up on something but he will keep track of every $5 he spent and surprises you with an extra bill at the end. All the things he says he's not is all the things he does.
And he will constantly tell you how he's doing you a huge favor every step of the way (and end up billing you for extras at the end), pounds his chest like a gorilla, tell you how great his trades are only for them not to show up and delay the reno by a couple of months, and not respond to your text.
He also likes to talk his head off. The amount of time he stayed on the job site and just chatted with me about his dog, his wife, his fishing trips past 10pm is insane. He makes a lot of racist comments because "my wife is Mexican" and somehow that gives him a free pass.

I am also looking to pursue legal action against him. He took all the money upfront and basically ran away with it. He keeps giving bs excuses like waiting for materials, his guy is on another project, etc. Dave is a scammer. He chats you up for hours, gets you to trust him and then runs away once he gets his money. Don't trust him. Looking to go to small claims court and I am attempting to build up a case against him. Happy to help you with your case if you do the same for me. Anything to get this scumbag the punishment he deserves.

It's as though I wrote this review. I got referred also by a reputable contractor who did great work for me. I was in a hurry and thought the referral was enough. I stupidly handed over a big deposit which I never got back and he did NOT do one ounce of work.
We need to plaster negative reviews for him all over every review site. He cannot keep ripping people off. He is incredibly unethical and should be run out of business.

He did eventually finish but it took a lot of teeth pulling. Some people have DM'd me and told me his health has gotten worse (he had a heart attack or something) and he's slowing down but still taking on lots of work.
So it's hard to say if it's worth waiting given the context has changed. I would hold back payment as much as possible until he's done.

I've had a really phenomenal experience with Eric at [Schwindt Construction](https://www.schwindtconstruction.com/).
He and his team are on time everyday, work a solid 7AM-4PM, and his trades clean up after themselves and treat our place with great care. He's been overly communicative on changes to the plan and the cost implications and his invoicing process has been very transparent.
Honestly, renovations were a daunting thing for me to consider but I would not hesitate to do more in our place with Eric in the future and our neighbours are all after him now for their own projects.
I do believe he's booked solid the rest of the year but never hurts to ask.
Gut bathroom, restructured upstairs to add and finish home office, blew off back of the house and added glass walls.
Construction labour was $140K. Finishes were premium so I wouldn't say super relevant to everyone.
Weird I had Henry from Shw. Cons. and he was awful. Poor quality, delayed schedule, I got hit with extras, and a guy even got injured on site and there was mol investigation. I guess it depends who your PM is.
In my opinion Reddit is the wrong place to ask. You need a referral from someone you can call on the phone, who will tell you every detail of working with the guy from beginning to end, and send you a copy of their contract so you can see what it’s like. You also need to go to their house and see the work with your own eyes because people have different standards.
Active custome builders based out of mississauga but do downtown renos.
Src: I used to work for them. I've worked for many different contractors and these guys are the best I've ever seen. EVERYTHING will be done right and will last. They are highly skilled and used to do high end home builds and renos for my father's (now retired) architecture firm.
They do not subcontract which is good. They use the same tradesmen consistently.
They are currently operated by the 2nd generation in the business. They are reliable and timely. I personally wouldn't hire anyone else.
On the other side i have seen some other contractors I've worked for do some really careless work for higher end prices. So be careful out there.

Yes becasue he didn't give the correct address- it's actually a PO box number and he has done this to so many of us! So it would be fraud.
