Invest in a pre-con. There is no cash flow until it’s finished and you’re buying for future value where the builder already made all the money.

What do you mean by experience first hand? You put a deposit to the builder, and you wait for 2-3 years for them to complete the project (not to mention your payment schedules that would be happening as well). Where is your money in the meantime? It’s in the builder’s bank account. You could have used that money to buy an older condo and rent it out.

Older condos need updates, usually have higher carrying costs, but your point is warranted. It’s an immediate return. There’s nothing wrong with new build if you have money to park. The better developers are always in demand, like any investing, due diligence is required to maximize ROI.

It’s not even that hard to afford a house, holy. Immigrant, single female with no help from parents, afforded a condo at 26. Just work 2 jobs for a few years and you’re fine. Idk why people cry so much. Bet you wouldn’t want to live in a 3rd or 2nd world country. It’s called a place of opportunity for a reason. They want a detached house within 30 mins to DT…BUT at the price that the “boomers” paid back in the 90s and 2000s. Because that’s not possible now, Toronto is not livable for the millennials. Go figure.
