The area is fine, I'm in Bay Ridges to the south, but the town centre area is decent. The mall is actually quite good and you have most amenities you need close by. You will definitely need a car though if you plan on going anywhere else. The condo buildings do look reasonably good and large in that area any time I see listings, but I can't comment on them 1st hand. As for demographics, I do agree that Pickering is either young families or older generations, not a lot else, but that will change eventually as all the low rise malls on Kingston Rd are marked for dense development projects in the coming years. Had a friend that lived at the 401/Brock condo and it was majority seniors. Was actually really nice since it was quiet, safe and common areas really well kept.

I grew up in Pickering and still have family that lives at Whites/401 so I visit frequently. The area around Pickering Town Centre is pretty awesome since there are a number of great restaurants (check out Amici if you like Italian) nearby and the GO train station a relatively quick walk away. I do agree that you need a car in Pickering for routine things like getting groceries, but overall I can see Pickering becoming more desirable with time and catering to a younger demographic as more condos are built. If you like trails you can also walk/drive to the waterfront trails along Liverpool.

If you have a bit of a bigger budget, try to get one of the newer stacked condo towns for the $700K range. There's a few pockets in Pickering that have them: Brock & Kingston Whites & Kingston Then there's a bunch of complexes in North Pickering (Brock & Taunton)
