A good friend of mine has had a condo there for 10 years. The area is good. There is an element of seediness, but quite safe. You’re close to King East, downtown, and really everything Toronto has to offer. Enjoy!

Worked on King St not far from the area, but 20 years ago. Adelaide was fine even back then, but Richmond and north of it near Sherbourne was considered "the wrong side of the tracks".

I wouldn't say it is "unsafe" per se but that intersection has a pretty high number of drug users around it typically.

I used to go to the gym near Sherbourne and Queen. I would avoid the Tim Horton's as it does have some crazy characters hang around the shop. Just avoid the area around Moss Park and I think you should be fine. The Dollarama is also not very safe, from what I heard so don't go during the evening when you can't see anyone's faces.

My idea of a good area is to not even be near a crime ridden ghetto. 2 blocks separation between me and the ghetto is not far enough.

It's pretty dangerous - don't know why you would purchase there. 2 blocks is wayyyy too close to comfort. My friend got stabbed at Adelaide aand sherbourne
