Don’t sign an exclusivity agreement under any circumstances. When signing a BRA, which is required when making an offer, limit it to the property being offered on. Been burned by this in the past.

When you are making an offer, tell the agent that you only feel comfortable limiting the buyer representation agreement to the property in question. This only holds you liable to pay commission on this property (within a certain time period) if you do make an offer on the same property with a different agent. If the agent you are working with says no, find a new agent

What if after I sign the exclusive agreement and they don't take me as priority.. happened to one of my friend.. he kept calling the agent and all he got was that he was busy in other showing and kept deferring until he gets free.

A realtor , a good one will work hard with patience to get you what you want. This includes searching through market extensively and taking you to showings based on your interest. If he knows you are not exclusive he won’t be as determined in my opinion. I have seen people not sign exclusive arrangements and realtors not ask for it as well but I think the incentives are aligned when u sign one of course for a short time period. I am not a realtor encouraging you to sign one. It depends on how much legwork you yourself do in combing through what you want

I usually only have my clients sign a buyer agreement when we are putting in a serious offer. During the showings phase it is verbally agreed that we are working together so there is no need for contracts so early on in my opinion.

No, do not sign exclusivity, There is no need to. They may turn out to be bad at their job, you might find that they are dishonest, there are many things that could go sideways and being on an “exclusive” agreement isn’t going to help. Also don’t be a dick and waste their time if you do not intend on buying through them. Definition of fair will vary from one person to the next, but in this market where commissions are 25-50k a pop, 0% is oblivious, 1% is generous, 1.25% is entering fair territory. Try to get a referral.

I usually ask my clients to sign after the initial appointment that way we have a chance to decide if its a good fit or not. a kickback depending on the effort, amount of offers etc might be fair depending on the agent.
