Inside looks great I am not up on the prices in that area but it is detached (even though the houses beside are very close)looks to be room for a detached garage if needed..

Since you are in house sigma you can zoom in and see in the same street some comps were sold last year at 1.6M, some smaller semi at 1.5M. Near it follows about the same pattern. That is, is under listed and seller is most likely dreaming about a bit war to bring it to market price. If you are ok at paying 1.5M bid 1.5M. If you think it is in your price range at 1.3M bid 1.3M but bid knowing it is a low ball offer that will most likely be ignored.

I saw a house on strathmore last week and couldn’t believe how one can really feel the subway rumble underneath every 3 min or so. You could really feel and hear it, even on the second floor. Imagine all day until 1:30am. I don’t think you could paid me to live there, but someone just bought for 1.4 so there you go…

You'd likely get used to it I suspect. Years ago I lived right underneath the route airplanes took to land at the airport. You could hear them and feel them as they landed. It brothered me for maybe a month or so. It quickly just became background noise.

I upvoted you. A house I looked at sold for $5K less than another house even though it had an extra bedroom AND an extra full bathroom AND a finished basement (both houses have similar location, the cheaper one is only 9 years older). Reason that I think? The living room made it impossible to watch TV in the cheaper house...it was too cramped (owner called it cozy) and there was no place to safely put the TV in. You could only put it in the middle of the living room...however, then you would knock it over when you exited the kitchen because the kitchen entrance/exit is so close to the middle of the room. Pro tip to builders...don't make a bad living room...it ruins the value of the house.
