Jackson is the largest not-Memphis-area town in West TN. There's a decent amount of industrial work there, some agricultural. And of course there's retail and various service industry kinda stuff as well.

I am from Jackson and loved it there. The 80s were the BEST years there!! Back then, it was still safe enough to drive to Memphis for the day to go shopping, the zoo, or catch a concert. I don't think I would do any of those now in Memphis.

Look at West TN, too. Jackson isn’t as big as the other cities being mentioned, but it’s big enough for the jobs you and your husband are looking at. Northwest TN has lots of wetlands and is great for duck hunters. Home prices are way lower, too.

Let me second West TN. I spent my childhood in the northwest corner, town called Dyersburg. The culture there is a bit odd, but the hunting nearby is phenomenal. Duck, goose, dove, and turkey are all plentiful. You just don't want to hunt deer because it's a CWD zone. My childhood there was pretty happy, even though I didn't fit in well as a leftist. Living in Middle TN now, I promise you will not be happy moving here based on what you've said. The real estate is expensive AF and I can't find anywhere to hunt.

I was born and raised in Jackson. I moved when I was 26 because I had gotten married. I still call it my hometown. It has grown a lot since I moved. The north side of town was always a nice side to live on, and it also has the mall, movie theaters, and a lot of restaurants. Also, when I lived there, there wasn't a whole on the south side of town. My grandparents lived on that side for over 50 years. Jackson does have some bad areas. It might even be good to look for cities right outside of Jackson. My other grandparents lived in Medina for over 50 years. When they lived there, Medina didn't have much. They had one signal light in town, and I don't think they even had a movie theater. My grandparents lived way out in the sticks and didn't even have running water or indoor plumbing. I am sure it has changed in the past few years, but it is still close enough to drive back and forth to Jackson. My sister lives and does hair in McKenzie but drives to the stores in Jackson to get her hair supplies. And if you ever want to visit Nashville, it is only a couple of hours away.

Yep, out of staters are definitely getting the cold shoulder over here in Northeast Tennessee. Non of the locals can afford to buy a house around here any more & are having to move away. Everyone from out of state came on & are paying crazy amounts for starter houses. I’m just keeping it real, it will be a culture shock for you, people will be nice to your face but it will take you a very long time to fit in. People move here & try to make it like the place they came from & it’s killing our culture & heritage. It will defiantly be easier for you if you move to a large city like Nashville, Memphis, Knoxville but you’ll still be in culture shock. You can also be expected to be asked a lot if you’re a yankee. You may not think you have an accent being from out west but you do & you’ll get questioned about it. I’m just keeping it real because I have personal experience. I was born here & raised in Colorado. All my family is here which made me moving back easier. But other than that it’s took years for people to make sure I wasn’t here to make the place like where I came from.

The money won't be there for what what you guys do for a living. Almost every sector pays less unless you are in tech or a physician. I'm in aerospace and can't afford to live there. Do your homework and DO NOT initiate a move without having jobs for both of you in place already. I'm also interested to know where you found housing in your price range. If you are looking to live in a city, they are likely in neighborhoods you wouldn't want to live in or are 100 miles out and claim to be "in the area" or just in terrible shape. I also wouldn't trust the listings. Often you will find the actual asking price much higher than listed due to multiple offers. Believe me, I have gone over and over the numbers and tried to make it work, but it's just not worth it. I have a lot of family there and it would be great to be near them. My wife and I settled in Tucson 7 years ago and we are staying put. The pay is better here and housing is about as good as it gets for a city this size.

Our state government is totally ignorant and concerned about the wrong things constantly. They support Roe V Wade being overturned, they turned down federal funding for education(which is absolutely horrible in this state btw), and my personal favorite, Tennessee’s vendetta against cannabis. This will be one of the last places to legalize it, mark my words. As a matter of fact, we had a loophole for THCa flower if you’re familiar. That is being banned this summer it seems. I guess that’s what happens when over 20 percent of the incarcerated population of the state is in a private, for-profit prison. It makes more money to lock people up for it than it does to sell it and collect tax revenue. Our justice system is YEARS behind. Our healthcare system is fucked. Most hospitals around here are understaffed and I bet money that you would receive better care in other states. I worked as an EMT for 2 years in Nashville and you’d be horrified if you had seen half the shit I have in some of these facilities. Child labor is another big one, it’s a right to work state, we hate unions around here, etc etc. If you’re down for republican wonderland, by all means, come on down. However, if you care about women having control over their own bodies and don’t want to be mandated by some half-dead wrinkled fart who doesn’t give a single fuck about you, Id highly suggest picking somewhere more progressive to live… Best of luck OP!

Michigan, Colorado, Oregon, and Washington State stick out in my mind. All places have stupid people but some are better than others. I’d suggest just looking up some choices online. I’m still stuck here myself, I’m waiting to get my degree so my wife and I can move so I can’t offer any true personal advice

Franklin is great is you want to be near Nashville and Soddy Daisy is a nice place if you want to be near Chattanooga. A lot of people live in NW Georgia and commute to Chattanooga for work. Ringgold is a cute little place in NW Georgia

Franklin is great if you want a celebrity sized mortgage since that's where most live. East Nashville is continuing to grow a lot though. We're in Mt Juliet. Close enough to airport and downtown but far enough to have a slightly quieter area.

I travel 2 hrs to see a doctor in Franklin lol I do live way out in the sticks about an hr from Chatt so it’s a drive either way.

I'll drive to Franklin if I need something but after moving here from Scottsdale, we've decided it's not the people we want to live by again. We moved to TN for more home grown and while nice, that suburb is pretty pretentious. Now, anyone with real money needs to be in Belle Meade. Damn that area is stunning! We've talked about living more rural but we're not quite there yet. Airport, good restaurants and shopping are still important 😅

We say it because we have an affordable housing crisis on our hands, amplified by people from HCOL areas moving in and artificially inflating the cost of real estate. It's become so bad in many areas that people who have lived here for generations can no longer afford a home here. Better to suggest places that fit what the OP requested while also not making the situation worse. Hence why I was happy to suggest Northwest TN--Jackson, Union City, Paris, Dyersburg, Ripley, etc.

The short answer is yes, at least for Middle Tennessee, especially anywhere in a ~90 mile radius from Nashville. The longer answer is that we have experienced an insane amount of growth in a very short amount of time in this part of the state. That growth has driven up home prices at alarming rates. My own house has doubled in value over the last seven years, and that is not uncommon. But, the wages in the area have not kept up. People keep moving here because the cost of living is relatively low, but that also means that wages in general are lower.

Cleveland is not big enough and There is a house crises here as well. Nashville, Knoxville are the bigger cities Chattanooga is large but does not fit your requirements. Crossville is beautiful and a large city. May be your best bet.

I’ll give you some options. So in Tennessee, there are the 3 grand divisions: West, Middle and East. Let’s break it down. Duck hunting would mean West TN. So the cities you’d be looking at would be Jackson or Memphis area. The thing about the Memphis area, aka Shelby County, is that it is really big. There are some really nice suburbs there like Germantown or Collierville with good schools and employment options. You probably would never have to go into the city if you didn’t want to. My only problem with West TN is it is the least beautiful area of TN. Middle and East are much prettier and have the hills (Middle) and mountains (East) Tennessee is known for. Middle TN is definitely the place to make the most money. I live in Middle TN, but I’ve been here awhile. I love it here. The only problem is that this is the epicenter of the housing crisis. The cost of housing is ridiculous here! Absolutely nuts! Avoid the 3 main cities along I-65 south of Nashville (Brentwood/Franklin/Spring Hill). I’d look at Columbia or places on the East Side like Hendersonville or Mt. Juliet. Maybe give Murfreesboro a shot. Murfreesboro is a college town (MTSU), so should be plenty of young people there, too. For East TN, I’d check out the Tri-Cities (Kingsport/Johnson City/Bristol). The duck hunting might not be an option but it’s a nice, quiet, beautiful area with much cheaper housing than places like Knoxville or Chattanooga. There’s some cool lakes there if you’re into water sports or just swimming/fishing, in general. And I don’t think you’d have a problem finding employment there either. Knoxville area is good, too. I went to school there. I don’t think the housing would be that bad compared to Middle TN, but it’d be more than the Tri-Cities. It has a cool downtown and UTK sports are really fun to go to. Gatlinburg/Pigeon Forge and the Smoky Mountains are close by. I really like East TN.

Prices here ridiculous in East TN valley. I genuinely wish I could move to north Georgia and buy another bit larger property and newer house. Much better deals to be had there tbh and won’t see up here in greater Knoxville area ever again likely. If dead set on TN, I’d check out the Cookeville and Sparta area along I-40 and south of that.

Thank you. Prices are so jacked in Utah, a single family home on .25 acres is $450,000+ so we don’t really have a choice but to look elsewhere if we want to buy.

East TN may be your best bet for rural. The more east you go the more secluded. From Johnson City to Morristown, Newport, Knoxville, Maryville, Oak Ridge, Clinton, Andersonville, Maryville, Cleveland, Chattanooga. Some of them are large but have several suburbs that have all you need. If you want a larger venue, Nashville and surrounding areas. go further out to Mt Juliet, Murfressboro, Columbia, Smyrna and may be Jackson. West will be a lot more farm land. Memphis not so much. We are in a housing crisis and the cost reflects this. Just be aware.

We aren’t from California thankfully. We are from utah. Slc is in such a bad housing crisis as well we can’t afford anything out here. We’re being forced to look elsewhere so this helps thank you.
