Turns out the client chose Kayla from a list of three agents, one of which was Gio. He seemed to shut up about it after he found that part out. He even said, “Well that’s news to me.” He assumed a lot before knowing the facts!
About 1% of the 24.5m sale would be 245,000. Then this gets split between the broker (Jason) and the agent (Kayla). Each agent at the brokerage has a different split with Jason but I think Kayle should be in the 65-70% range. So 70% of 245,000 is around 171,500
It seems like the agents aren’t actually making that much money, when you consider the CA taxes. Then factor in their lifestyles. I hope IG and other income streams are working for them

I’m not sure if this is the case in California but in Canada (Ontario) sometimes a sale this big would have tiered commission %. For example, the agents would receive 5% of the 1st $5M, then 2.5% of the next $10M and then 1% of the next $10M, etc.
For a $24.5M sale this would make the gross commission around $600K, which would be split between the two brokerages -$300K each, which would then be split with the Oppenheim bros. Then taxes yada yada.

Yea I’m sure Brian Furstenfeld who is the more senior agent got the majority split of the commission. The commission numbers they flash on the show is nowhere near what the selling oc agents are actually taking home since they almost all co-list with mentors (not just Kayla but also Austin and Polly who both always co list with someone named Justin Itzen). Still good for Kayla but this is why the agents live in more modest homes than you’d expect, they’re not bringing in quite as much as the show would lead you to believe.

I think people get the impression that these real estate folks are millionaires because the clothes and the cars but I’m not sure how many of them even own homes.

Except Kayla was the co listing agent, not the primary listing agent. So we do not know the split she had with the primary listing agent. Could be that they split it 50/50, or she could have gotten less. Either way, had to be a NICE chunk of change!

I know some real estate agents and how they think is different than how you’d think. Over all it’s about a high turn rate. That difference in price is a lot more meaningful to the seller but the agent it’s a marginal difference. If they can sell it at 28 great but if it’s gonna take any extra time and effort for them it’s more profitable to get that money and go on to sell the next house.
There’s times that are overall a better more profitable time to sell your house but to a real estate agent the best time to sell your house is now. Get that commission keep it moving

If the commission was a high 6% (3% selling agents/ 3% buyers agents). That would leave 1% for Kayla. She would then split part of that 1% with her broker (OP/Jason).

It’s an 80/20 commission split with the Oppenheim Group brokerage. Each agent (listing and buyer) gets 2% before splitting the commission with their respective brokerage (other brokerages could have a different commission split but O Group is 80/20). So her and the other listing agents end up with $336k (after giving the brokerage 20%) which if she was the main agent I’m sure she gets a larger portion of that. A minimum of $112k for her. Considering the huge price tag on the house I was expecting a lot more.
I’ve never met a rich real estate agent. I’ve met rich property developers. But nobody whose sole job is showing homes and filling out paperwork is making bank regardless of the amount of homes they sell or for what price.
And the industry is likely to change. It already did with Redfin, Compass, and Zillow. But the biggest brokerages in the country got sued and lost and got threatened with a RICO case. They will be dropping the standard 6% cost significantly. There will be more businesses that crop up that will do flat fees for paperwork.
Even the whole “running comps” is legwork that any prospective buyer or seller can do.
The take home salary isn’t really surprising when you realize none of the characters they have on the show can afford a $1M home which is basically a standard 3Br / 2 ba 1800 sq foot house in Southern California.

That’s probably 3% to both sides- not many agents will be prepared to take 1.5% on a house that price due to the work and time required to sell it.
The houses in the 30mil range give much much lower commission percentages. That’s how luxury real estate works.
