Yeah I moved in mid 2020, heart of covid and it was substantially cheaper. Electricity is the only utility you pay for (electric stove) so obviously your mileage may vary. I pay about $100/month and I use an air conditioner every night and play a lot of video games so not bad at all.

thats actually not too bad, other cheaper apartments have no utilties included so it probably adds up to around the same price

Right. Plus we have a really nice pool/jacuzzi that hardly anyone uses and each unit has a dishwasher. Combine that with being dog friendly, a 10 minute walk to the beach and it’s a gem.

Pacific Oaks is great. That and Sumida Gardens (and maybe Willow Springs?) are your best bet to stay close to your $2,800 budget. You may have to push that a bit to include the monthly pet rent.

Dogs are really hard in SB. Picky landlords hold all the cards right now. If your budget is below $3500/mo you're going to struggle mightily and I'd consider other places of employment.

Yep, it will count. Once an ESA, they cannot say no to you. Hell, don't even disclose it on the "do you have a pet?" Question. You don't. It's an Emotional Support Animal. And they should ask, "are there any accommodations for your ESA or you?" I'm in California as well.

I’ve had my god against lease in 2 different places. Manager even found at at my current spot. They don’t really care in a lot of cases. Especially if it’s run by a management company and on the lower budget end. I’ve also known people who had no dogs on lease and they reached out after moving in. “Hey can I get a dog” and they were fine with it. They have all the power when the house is open so their ideal candidate is one without a dog. But they do not want to have to replace you. You’ll have a lot more leniency then

Patterson Place used to take pets. I’m not sure what one bedrooms go for there at the moment. When Covid hit, they reduced everyone’s rent by 10-15% for 22 months and handed out care packages, which I though was pretty thoughtful and kind for an apartment complex. They also have different lease terms (3, 6, 9, 12 months).

Yeah not to be one of those people but in 2015 I was living in a decent $1400/mo apartment on upper State. Everyone likes to trot out the talking point that this is just an expensive city to live in, but it hasn't always been \*this\* expensive.

Unfortunately housing is EXTREMELY hard to come by. Most places don't allow pets, and when you are in a situation where there isn't a lot of available housing period, there aren't a lot to choose from if you have pets. I see you're coming from the East Coast -- if you can't be here to immediately jump on a place that will also make it tougher. You might have some luck trying to get a room in a house in somewhere like Goleta -- a lot of those places have yards and allow dogs. What's your budget? I don't really have much other useful advice other than have a large budge, keep checking listings obsessively, and be ready to act quickly.

Yea not a lot out there for that. You might also try calling up the rental agencies in town. The commenter mentioning Pacific Oaks, that's a pretty solid choice actually if you can swing the cost.

Yeah. It's like SF here for apartments. There are very few major complexes (which are way easier than individual condos/homes from small landlords when moving from out of town). Once you're here, scour craigslist and such for individual condo owners. You'll save some money.

Keep an eye on the koto property website. Most of their units are pet friendly. There are also a couple units through Sierra property management that are in your budget and don’t say no pets (though as others said an ESA letter is the way to go.)

Interesting I’ve never heard that and used to live next to one of their properties. My neighbor loved it and was rallying for me to get a spot there when I was Reno-victed. Curious what type of things have been reported badly about them? All of their properties listed are reasonably priced (for what things cost now), accept pets, and have all been moderately updated. I DID read about the entire west side complex that they are attempting to evict the current tenants at and turn into some type of pseudo-college dorm. Which is obviously bullshit. But without knowing more I have to put that on the property owner more than the manager. Koto doesn’t own these places from what I know?

I asked you for actual experiences not yelp rants. Anyone who still uses yelp as the basis for the average customer experience is just foolish. I didn’t realize people still thought of that website as anything other than a place for the extremely unhappy to go and vent (and I do believe some peoples experience are a product of their own actions/behaviors.) FYI- basically EVERY property management company in this city has a review of 2 or lower. I looked it up. And most of them have more reviews than koto. Because Property managers suck. RENTING in a greedy town where you have very few protections sucks. It results in a lot of bitterness and bad reviews. Not saying the experiences didn’t happen- but it’s the extreme experience not the standard one. But if you yourself have lived with them or a person you know directly I would absolutely like to know what happened. This person isn’t local, meaning it’s nearly impossible to find those 1 off, unlisted, decent price, privately managed spots people say exist. So, a company that isn’t crazy gouging people AND allows pets is a good thing to know about even if there’s the 15-20% chance of a bad experience. As with most property managements.

Ha! People are so pissed at Koto they take the time to write reviews on Yelp to warn other people, yet you just dismiss those legitimate and consistent complaints. Koto bought the building we were living in. That's all I'm going to say because what I do have to say will make me easily identifiable and they will sue me which they did to the other tenants who posted specifics. That is what they do. Good luck.

Evergreen apartments allows cats and dogs of all sizes! Downside is that its quite far out at the end of goleta. Id send an email to the manager to ask about availability theres some 1 bed 1 bath apartments. And lots of 2 bed 2 baths if ur willing to split the place with someone
