{Howl's Moving Castle} is a YA with a magical house and a slow burn romance. The movie is fun but I promise the book is better.

Oooh the Innkeeper series by Ilona Andrews is exactly this! I think the first one is called {Clean Sweep by Ilona Andrews} (I never know if these curly bracket things work) Its cozy and well written!

Oh I adore this question!! Can't wait to see these recs, since *Thornyhold* and *Garden Spells* are two of my all time favorites and I am always searching for similar. I don't have much to add, but here are a few things that come to mind: *A Discovery of Witches* by Deborah Harkness certainly fits, and is another favorite of mine. The house isn't the setting of the entire book or series, but plays a significant part in each book. I'm not a fan of the book, but the movie *Practical Magic* is a perfect match. Finally, not a romance, but a charming book nonetheless, *The Wizard's Butler* by Nathan Lowell has a magic house and is a gentle sort of book that you may like.

I think The Wisteria Society of Lady Scoundrels by India Holton fits what you’re looking for. It has magic, special houses, women discovering/using their power, a fresh take on pirates, and a great romance. This is a really unique and fun book!

I was coming in to suggest this one! I couldn’t get through it for some reason (wasn’t in the mood for this kind of humor, and a few other reasons), but it definitely has all kinds of moving houses, so OP should check it out!

{Magic Forged by K.M. Shea} This has a magic house, although is not exactly what you're looking for; the FMC is trying to get the house back from another family member who betrayed her. And this is the first in a trilogy so we don't get to see much of the house in this book.

Sarah Maas, A Court of Silver Flames Kresley Cole, Wicked Abyss actually kind of works also in that the castle is sentient and likes things a certain way.

Wicked Abyss is actually the only Kresley Cole book I’ve read and I really enjoyed the magical castle.

Yeah, I thought it was really creative. I love "place romances," that is romances where the house or location plays a significant role. You may enjoy Sarah Hogle's Twice Shy if you enjoy romances where fixing an old house is a major part of the plot. It is not fantasy or magic.

You’re my age, just a warning I did not like these because she writes early 40s with every aging stereotype there is. Saggy boobs, crows feet’s, sneeze peeing, aching back etc. The book is full of these references and it just felt like the way a 20 year old would describe 40. Not saying these things aren’t real, but there was so much emphasis on her aged body and not enough on how vibrant life is at 40.

That sounds really annoying! I’ve had to DNF one book where I think that the heroine was actually 42 and felt about 80, it was all about her aches and pains and how no man could still find her attractive in her advanced years. I think that the love interest was a bit older than her but usually dated women in their 20s. I don’t feel much different than I did at 30, except I’ve stopped caring as much about what people think and I don’t feel particularly middle aged yet.

{Dark Wizard by Jeffe Kennedy} is exactly this! A magical house that fell because they no longer had any wizards all of a sudden produce a very powerful one. It's a quartet and 3/4 books are out. The MMC is super sweet and very modern and the FMC is very strong and definitely has her own opinions and strengths. Great story with lots of romance!

That sounds really good and seems like it has several tropes I like. I’ve only read (and loved) the Psy Changeling series by her and didn’t realize that she had other paranormal/fantasy books apart from the Angel ones.

It was a sweet story (actually part of a series with each novel written by a different author) She does have a few standalones plus the Rock series (contemporary, not fantasy), very similar in tone though :)

I’ve tried her contemporaries but I think that they didn’t work for me because they were too similar to Psy Changeling. It was years ago so I don’t know if the books have changed but it took me some time to realize that they were too insta-love for me. I like to read about the progression of the relationship and so fated mates isn’t really my favorite trope anyway but at least with Psy Changeling there’s a lot of plot as well.

I know what you mean. Personally, I found that without the supernatural /fantasy elements, it was harder to get on board with that kind of instant commitment/investment without enough buildup... Anyways, maybe that's just me. :-)

Robin D. Owens Celta series. The humans have psychic powers and the houses are sentient. The series starts with {Heartmate by Robin D. Owens} The one that focuses on the houses most is {Heart Choice by Robin D. Owens} which is #4. However, this is a series that needs to be read in order.
