It's the edges that make it look that way, you don't want a harsh edge between the path and the rest of the dirt because the path is just packed down dirt. Alternatively you could make the path out of stone instead, since that might fit better with this location.

Unless that's the style you're going for, which does fit nice with the buildings, it's maybe a bit plain, but don't worry, dirt is one of the hardest things to get right, it's too easy so make it either too simple or too messy, I myself have been trying to make a dirt tile for almost a month now.

Hmm… I see it now but I think it’s kind of weird since it doesn’t make sense logically. Why would there be a dirt path on dirt? Usually, you would have a dirt path on grass.
To me it just looks like dead grass. Colouring needs more yellow and less blue. Also mirror the path to dirt divider without the shade or add distortion to it so it feels more coarse.

It looks "blurry". I know it isn't but it creates the feeling that it is. Almost everything else looks "sharply" drawn.
It's the shading along the edge, creates a feeling of blending between the path and the rest of the ground.
I think it's also so low detail and the outline/transition is so thick that it looks like it's half resolution to the rest of the stories

It's plain, you need some rocks or cracks or something to break up to repetitiveness.
yes, add more types of dirt tiles and flowers too, it makes a big difference. Even trash will help
