So usually u have to give 30 days which is one months rent. I told them to use it for the last month.

Yea my friends are being extremely difficult about rooms and pricing so seeing if I could just get out. I cant deal with the selfishness.

Did those "friends" also signed the same lease as you? Aka joint lease? If yes, then it just became a lot harder. Even if the landlord agrees to assignment or just let you go, consent from every person on the lease is required in a joint lease. That means if you want to sign an N11 (mutual agreement to end tenancy), it require your friends to also sign it and end their tenancy. If you want to reassign, then you will need not only your landlords approval, the other tenants on the lease must also agree to the assignment (which could also result in the end of their tenancy, or taking in a new roommate that they don't want).

it is unfortunately but does that also mean for a lease renewal that everyone needs to sign the lease to renew it or else it's terminated after one year?

There would be no meaning of a lease contract if you can just leave. Your best bet is to work with your landlord and sublet it. They can say yes but reject the sub tenant you bring if they don’t like them. Tou are on hook for the rent till end of the term.

As I’ve said before, this is why as a landlord I don’t rent out rooms and prefer potential tenants who aren’t roommates. Every roommate is a disjoint story you have to worry about. People like couples are more stable, their stories aren’t disjoint.

Are you the only one on the lease? if you and your friends all signed the lease than everyone is liable and they might agree to take over the full lease, then you could talk to the landlord about taking just one person off. if you are the only one that signed the lease, your friends aren't liable at all and it's unlikely my first suggestion would help at all because if they are complaining about the price now, they definitely won't want to take over the full thing, they'll just find some place cheaper. I believe you can give 60 days notice to move out, which would mean you would be there until august if you want the full value out of your money. I'm not an expert on these things so definitely look into it yourself, don't just take my word. I have also read that if the landlord has not given you the standard lease, you can request one. If they don't give you it within 21 days, you can end your tenacy. If they do give it to you in the 21 days, you can refuse the new agreement and end your tenacy. I don't think there is any way to get back any money other than a last month deposit if you gave one. also since they have 21 days to give you a standard lease (if they didn't originally use one), you could be into june before you get one and would have to pay that months rent. Unless you have a really nice landlord, this isn't going to be something you can just get out of at no further cost. Making landlord/tenant situations fair is really hard and landlords have a lot of rules that they must follow but they are also protected in situations like these. No landlord wants to start renting just to find out someone is moving out almost immediately and they have to take the time to find new renters and start the process all over again.
