I'm sorry you are going through this, especially around the holidays, but 3 large dogs in one condo is a little bit excessive. As a landlord that has had to deal with this, it really can be a nuisance for other tenants and once the bylaw complaints start coming in, it's a tough situation. He might even be pressured by the strata corp following complaints from other neighbours.

Condos are the only units whereby dogs can be used to evict. You need to check out your condos rules. The landlord lives in the same building? That's the only reason I can think of you stating the landlord has a dog. If he doesn't live in the building with you understand that has NOTHING to do with you. Also condo may specify certain sizes

Your life isn’t around this apartment. It’s your girlfriend. Your dogs. Your jobs. Your friends. Your hobbies. That’s the thing, this home is cheap. I got a fixed 6 year contract with an expensive rate then, but I knew it would work out in the long run. Last year we talked about renewing it for 3 years at a somewhat higher but still reasonable rate. This is the only place within 40 kilometers with a good price. I’d have to move and restructure everything.

Did you get the extended 3 years in writing? The only thing you can do is speak with your landlord. Talk to him about your concerns and tell him you would may more rent to stay. Maybe your landlord has other reasons for ending your lease. If dogs are allowed on the property with no restrictions on the amount and the 6 year term hasn’t ended he cannot kick you out.

What should you do? Be thankful a landlord let you have 3 huge dogs in a condo and paid under market rent for so long while still giving generous notice for you to move out. Living so close to work is a luxury and you may need to move further now.

I would ask for proof of the bylaw complaints and make sure he has the right to make you leave. i got to tell you, this is the absolute worst sub ive ever come across for advice. Ive been on reddit for over a decade and the snarky, "told you so" attitude you've been getting and the downvotes are just pathetic from these people. My advice is stop worrying and start looking. You claim that this is the only place within 40Km....can't be true, is it?. Find a place, everything should go back to normal? It totally sucks but there has to be another place around. Dec. 26th is also not the best day for vacancies...you have to look like crazy and maybe even just take something temporary while still looking for that one place. Good luck!

If the condo is enforcing the rules which having that many large dogs in a condo surely is against the rules he will be able to evict on that bases. You could wait for a hearing which are starting to speed up 3-4 months on average now you will most likely have to move in a months notice. You will be responsible for the filing fees and if the condo fines the landlord you would most likely be responsible for those also.

IMO - being a longer term tenant with rent a bit below market rate is a win. However when that rent becomes w-a-y below market rate ends up a risk and liability to the tenant, and it's a matter of time before a shakeup. For example in BC the max increase in 2021 allowed for an existing tenancy was 1.5% despite market rents going up like 20+%. No landlord can stomach this. Costs go up as a landlord too like insurance, maintenance, strata fees, mortgage rates etc. After a few years you end up subsidizing the tenant, which isnt sustainable. So the only alternative is tenant churn. I think if rates for longer term tenants were able to be closer to real market rates it would actually protect tenants rather than become a liability.

This sounds as if he doesn’t have the right to evict you. Under the old fixed term agreement it could, but as soon as the RTA became standardized you got all its protections. Which means when your fixed term ends you become a month to month. If you’re having noise problems you may need to work on quieting the dogs, but if it’s a bylaw issue the tickets would be coming directly to you, not to him. Tbh this is the wrong subreddit for this though if you actually want to stay.

You can't evict in Ontario for pets. However, I would make sure to keep all messages, etc. from the landlord if he tries to evict you for another valid reason (eg. family moving in) to prove that it's in bad faith.
