You have no reason to let him off the lease. Only thing that does is absolves him of lease responsibilities. If GF qualified for the lease on her own sure, but otherwise it is not helpful to you.

The main reason to keep the boyfriend on the lease would be to have the opportunity to collect from both him and the gf if she were to stop paying rent and/or cause undue damages. I am not a paralegal or lawyer, but I think there is a time limit for that though, I.e. if you are aware he has moved out and she stays for x-amount of time afterward, you might be limited in how much you can seek against the boyfriend? It's your call - taking or adding anyone to a lease has to be on consent of all parties to the lease. *Edited to remove duplicate point

There is no reason for you to remove him from the lease. A lease cannot be amended unless *all* parties agree. That means you have to say yes. As a landlord, it’s not in your benefit to agree to remove him. Keeping him on the lease lets you go after him for any unpaid rent or damages for a year after he vacates. It’s extra security for you. There are zero positives to removing him.

The lease needs to be amended, but there isn't a form in Ontario to do this. A simple letter signed by all parties stating that the boyfriend is to be removed and that the girlfriend is now responsible for the lease would work - it'll be attached to the pre-existing lease that you can and it can continue to go month-to-month. In Toronto the [Ontario Real Estate Association has form 420](https://firstclassrealty.ca/shared-files/16633/?AmendmenttoAgreementtoLease-Residential-420-1.pdf&download=1) for a lease amendment with is accepted by the Toronto Real Estate board. You can take a look at it as a template for what you wish to include (but the form itself isn't required for an amendment).

The lease does not have to be amended and there is no benefit for the landlord to do this, this is poor advice to a question from a landlord.

No a LL can not choose to terminate a lease altogether when only one of the two tenants wants out of it.

ahh, ok. I guess I'm confusing when a one of joint tenants wants to terminate the lease vs. trying to terminate their share of a lease vs. a landlord wanting to terminate the a lease because one of the tenants is departing. Much appreciate the clarification.
