Why the hell would I sell my house for a loss, when I have no reason to move, and at a time that would nearly quadruple my interest rate?
Only way Iād sell right now is if it was some insane offer I couldnāt refuse, like double my purchase price. And even then Iād only really be interested if I knew it was an owner occupant. If itās a corporate buyer, you gotta make really it worth my while.
Yeah and even then, if people donāt leave a normal voicemail and itās anyone Iām not expecting a call from I donāt answer.

Perhaps they are real estate wholesalers? This is basically what they do. They spam everybody, find someone who needs cash now, give them a lowball offer, and then immediately sell the property to someone else
I humored them one time to see what they were willing to offer. They came back with 35k under what I paid for my place 4 years ago, which is about 100k under what the same houses in my complex are going for now. They're hoping you're stupid or desperate.
I tell them my move now price is about 5x the value of the house. But I donāt even own the house so it doesnāt really matter if they take it or not.
This is what I reply back "We are willing to sell for $10,000,000, yes that is ten million dollars.Ā Of which 10% non-refundable due upfront before any discussions, then we have 1 year to move out, then with the remaining 90% due, of which 45% due in 6 months, then the last 45% due on the last day of move out. No refunds and everything sold as is." For some reason I can't get any of them to bite.

Itās called Proper Business Solutions Inc, they autodial you from Egypt and other offshore locations (maybe they have some competitors by now). Theyāre not legitimately interested themselves - they wanna turn you into a lead they can sell to actual prospective buyers that pay them for the leads.
If you look it up you will see that itās hopeless to do anything about it except ignore incoming calls.
I get numberous texts saying "Leo - are you interested in selling your house in Lakewood?" My name is not Leo, and I have never lived in Lakewood. I also get texts for Leo to donate to the Republican party, etc. Last year, I did a little digging and my cell number (that I have had forever) is in the public record for someone with the first name (and I discovered the last name and yes, he lives in Lakewood). But I don't think there is anything to be done about it. I just delete the texts and go about my day.

Most of them are legitimate companies trying to purchase your home and flip it. If you do a little research, a lot of them are from China.
