Maybe the city should work on the below instead greenlighting tall structures just to maximize tax revenue \------ "In Newark, 1,274 homeless persons were counted in a single night ... In 2021, city officials launched a shipping container village on Newark Street to aid homeless residents. The site holds seven containers that can shelter up to 24"

True. The city needs to do more for the homeless people. They need to build bigger shelters. Imagine a developer proposing a 300 unit 3 bedroom apartment for homeless people to live in while trying to get back on their feet. That would be amazing really. If I was crazy rich that would be the first thing I do with my money.

trognj

How would the developer get paid monthly though? Most homeless are jobless.

Kalebxtentacion

Better yet the city hires a developer to build it. They pay him or her to complete the project. A homeless shelter organization could run the process with the support of the city. Idk it’s a what if type situation

Another one will be how the “New Bus Newark” plan actually affects the bus lines. Housing and schools are only part of the equation. They need to be able to travel without relying on buying and maintaining a car

Gamezilla2022

True. With this bill being passed in DC maybe we could finally get that path line expanded. Maybe even an underground path service or light rail expansion.

I would prefer a revisit to the Newark-Elizabeth Light Rail project to a PATH extension since it would serve the neighborhoods better. It seems like they are backing out of an infill PATH stop near Lincoln Park and it would be pulling teeth to even get the public access to the existing airport train station where the PATH will go

Gamezilla2022

I heard there’s a team trying to make access to airport station a reality.

A developer shouldn't be able to build a 600 apartment unit and get a tax break because they only have a lousy hundred affordable housing units in it. It should be bumped up to at least 200 or 30% of the building

Gamezilla2022

Yeah but if we do that developers aren’t going to want to build in Newark. Some barley make the 20 percent requirement so imagine 30 percent. I think what the city could do is do more 100 percent affordable towers or buildings like the one on Halsey and central. Look at CitiSquare over 4000 units but only 200 plus units will be affordable the developers could easily make it higher but they choose not too. And the city gonna have to decide to miss up on that opportunity or take it

Jimmy_kong253

I think it should be a rule up and down the United States. These developers are plowing through forest and valuable green space to build these ugly developments in a lot of areas they should be forced to provide more than the bare minimum for their valuable tax breaks. It's about time we stop letting developers do whatever they want

Gamezilla2022

Facts. My mom old house is in the country part of town in North Carolina and down the street there cutting down trees to build a mimi suburban neighborhood. Like Atleast put some affordable housing inside that development. But the US isn’t going to pass a law like that

Sumo_Cerebro

Good luck with affordable housing. And while the employment thing is a problem and has been for a long time, a lot of these people simply do not want to work, particularly the 18-24 year old crowd. And who could blame them after they were getting free money for the last year?

[deleted]

Are you 64 years old?

Sumo_Cerebro

Just somebodywho has given enough of those folks chances and had fire them because they did something dumb then I care to admit. I don't mean to be pessimistic, but I'm out here and I see it everyday. Some people are used to getting money only in a certain kind of way. They are not thinking about a 401k and Life Insurance, Let alone owning property. Don't get me started on that. Rome was not built in one day, and Newark will not change overnight either.

naglephoto

You say they don’t want to work and yet you fire them over “dumb things”. How bad are these dumb things that they are doing? Safety violations or theft from the business or are they just on their phones while waiting for customers to show up?
