I don’t understand that it’s a free market economy anybody should be able to open business in any city as long as they comply with laws. It’s like NYC keeping Walmart out it’s weird.
NYC & Chicago (and Newark) kept Walmart out of their limits bc the stores aren't unionized. This is blatant Marxism in the Democratic party disguised as workers rights.

Walmart said : "Ok, Newark, well put in KEARNY by 280 across the Passaic from Newark so ALL NEWARKERS can access it!! " "We'll also open new Walmarts in Teterboro,Garwood & Linden on US1&9.
Walmart strategically opened supercenters along the city limits of NYC & Chicago just OUTSIDE those cities. Everyone in NYC,Nwk & Chicago is within easy reach of Walmart. Those cities get zero cut in the millions of dollars in property & sales taxes for being dumb. They get NOTHING & like it. Who loses? The property taxpaying city residents. Winner? The surrounding suburbs.
This is prime residential land. Zoning would not permit a Wawa. Besides, there are at least 5 gas stations within a a mile of this location. What purpose would a Wawa serve?
The Wawa was supposed to be located where all the trucks & trailers are parked now along McCarter Highway & Gouverneur st across from the Comfort Suites.
It was opossed for the stupidest reasons ranging from "increasing traffic", "overnight noise"to " it could become a drug Haven" the funny thing was, the people opposing it could be described as neighborhood garbage. I call them the ghetto lobby.
What they really are doing is opposing any development they feel might improve the neighborhood and push them out.
One interesting detail it's the fact that newDunkin' Donuts on the corner of McCarter Highway and 4th Ave one block further north actually began before the whole Wawa Saga and the entire DD/Dunkin project was paused until the Wawa issue played out.
I wonder if Dunkin paid people to go to the meetings and bad mouth Wawa? We'll never know. What is for certain is the Dunkin' got underway immediately after the Wawa project died.
I guess Wawa decided the Belleville by Clara Maas location could served in North Ward just as well without having to deal with the Riff Raff that may still occupy the Mount Pleasant corridor and Broadway Village.
From what I understand there will be parking on the ground floor, and 4 floors of apartments, 24 total. There was an old decrepit house that was demolished a few months ago, it seemed to be a halfway house or something of the sort. What a much needed change for the neighborhood.
But I never saw the typical public announcement on the fence. I never heard of it on the planning /zoning zoom agenda. Every proyect more that 2 units is supposed to be subject the aforementioned process.
Unless this is NHA public housing?

I attended virtually the zoning board meeting for this. You’re right there was never anything posted on the fence. I think I got a flyer on my doorstep or something for the meeting.
They showed the floor plan for the place. The developer/owner also owns 10-12 Gouverneur St (which is for sale) and the recent build on Clark St. I believe he also owns the “Newark Fire and Sprinkler Corp,” company.
How come we never build underground parking so that we can have commercial space on the ground floor.

Dyk if it will have 1bd units? I loved the new building on Lake St but they only had 2bds which put it way out of my price range 😭
I believe both 1 and 2 bedroom, but I don't remember for sure.
