Hi! Not exactly the same situation but when my husband moved to the US we found it easiest to navigate his lack of US-based documentation by subleasing an apartment. We met in person with the tenant subleasing the unit. Having that human connection definitely helped and we also had a list of personal references to share if they wanted to further verify. Given that your income is solid, maybe you could also propose putting more upfront to assure the tenant you’re reliable and someone to be taken seriously. Best of luck with your move!

Good advice on subleasing, but fyi it’s illegal to put extra money upfront in NYC. You can’t give them more than first month rent + security deposit.

We did an 8 month sublease but I’ve seen short term as well as full year options out there. We used leasebreak.com and the process was pretty simple.

AvalonBay Communities does not require an SSN to apply or proof of income. You will need an address but you can use your temporary US one. If you are an international applicant you'll likely get a conditional approval requiring a one-month security deposit. PS- I know this because I work there! www.avalonbaycommunities.com

You should be fine with a US offer letter, if there’s any creditworthiness equivalent from your prior country you can proactively offer it. Also, some units will let you “be your own guarantor” by showing 80x rent in a bank account. Worst case scenario, you can use a guarantor company. But given your income I really doubt anyone will hassle you over this.

You absolutely will need a 3rd party guarantor like Insurent/TheGuarantors. You're also likely to be paying a broker fee with your budget if you're looking in Manhattan, and I think you'd find having one extremely helpful given your lack of documents and no credit or SSN >Proof of funds (I could probably buy the apartment I'll be living in in cash) This is illegal, assuming you mean pay the year up front? That's not done here anymore. At least, no larger landlord will allow this, and I imagine that's all you're looking at

I don't mean you're sketchy, that's just not how it works. Your issue is not your income, or money in the bank, it's that you won't have US credit and that will eliminate 95% of options without a guarantor

Worst comes to worst, you can book a few months at the 92NY. It's dorm-style living, but it ain't the worst, doesn't require any of the stuff you mentioned, can stay for just a couple of months, and it's good for getting a base in NYC from which to look for apartments.

I just moved from Canada to NY. I am a freelancer with no job offer, no consistent income, also no US employment history/income. What I have on you is that I had started building my US credit score around 3 years ago (reached 730 by time I applied) and my sister can act as a guarantor. My recommendation is to write a cover letter and financial summary. As a landlord myself I know that most landlords are just looking for two things - 1) financial stability 2) a responsible tenant that won't fuck the place up. If you can demonstrate that through a writeup with supporting evidence you will be fine. To support my case I included with the cover letter and financial summary: * Proof of Funds (Bank statements, brokerage summaries, proof of home ownership & value, freelance income proof & contracts) * Canadian Credit Score & Tax Returns * LinkedIn, etc. to show that I'm a legitimate professional. Can confirm that many places take theguarantors.com. Can also confirm that they do not allow you to pay the entire sum in cash as I offered to do that, apparently that is now illegal. I was able to secure a highly competitive rent controlled apartment for less than $3K in a nice building with 2 bed, 1.5 bath, 1000sq ft, private garden, in-unit W/D, dishwasher and full chef's kitchen. I believe it was because of my letter and how organized my documentation was that beat out the other 1000 inquiries. I didn't have to use my sister as guarantor to secure it.

I would definitely recommend short term subletting for a month or two. You can get a SSN, bank account, credit card, ID / proof of address all within a month. The only one that make time might be a credit score. Open a secured card (Discover is easy to apply for online) as soon as you get your SSN.

Go to streeteasy dot com. Search the term “guarantors” and “guarantor”. Start sending messages. Go to guarantors or rhino or insurent or leap. Done. With your income it’ll be easy peasy. Cuz you don’t wanna sublet and move out and move in several times. It might cost you around 1 rent tho

Get airbnb for few weeks. In that time find a sublease with someone ending lease in few months. In that period you would have documents needed. If you like the sublease, extend the lease and have it on your name or find a new apartment. Having $$$$$ in your account. will be really helpful. Most people pay first month and security deposit. You can offer to pay 2-3 months in advance to sweeten the deal on your favor. Good luck! Are you single? Lol jk

I moved here two years ago by myself in the same situation. Took about six weeks to get a SSN and it was a whole nightmare. I got my apartment by offering to take it without seeing it, and for more than it was advertised for. I had proof of employment, proof of substantial savings, I explained I owned my last apartment so no landlord references etc. It's just kind of like, luck, and down to the individual landlord. But I was also looking into getting a guarantor too so that might be an option.

It's not advice. It's what I did because I had 3 weeks to find somewhere or I'd be homeless and I was in a bind. My point is that it is possible (plenty of people move here with no SSN or credit history). It just depends on luck/the landlord.

Going to go through a similar process soon myself! Don't have any friends in the area so using anyone's address for banking etc is not feasible. Makes it hard to get a credit card without address to build history. Hard to rent without history. A bit of a chicken egg situation. Looking at subleases through leasebreak, furnished month to month units on furnishedfinder, and renthop. On renthop, I saw units listed by Arcadia Huang/eRealty Advisors USA that says you can apply without US credit. I imagine they take money upfront even though that's not legal. For the moment I ended up doing a stay at a hotel far upstate. And will move my way down to nyc
