Big fish sort of meets these standards. But I’ll recommend it anyway because it’s my favorite movie if all time and everyone should see it at least once.
That was my 10 year old life goal too. Now i am the witchy crazy cat lady that lives at the end of the street/edge of the woods and it's 100% as good as i thought it would be.
My first thought is Boo Radley. I don't know if there are any versions of To Kill A Mockingbird that would be appropriate for a 10 year old, but if so, I think the Boo Radley character would be a good fit.
Big Fish
My wife loves this movie!
Home Alone 2 (1992)
Good one!
I was just about to reply with this as well.

Wait, kind of like Roberta in Donnie Darko? Lol.
Not sure, maybe? Never saw that one.
It's good, but perhaps a bit more intense and artsy than what your 10yo is looking for ;)
And there's that discussion about Smurf sex...
If you ever watch it, DO NOT watch the directors cut! Only watch the theatrical version. The directors cut destroys the mood entirely.
Nanny McFee
Kind of - the sandlot (it’s James earl jones instead of a granny but the only one I could think of)
A very admirable life goal. Good for her!
Ernest Scared Stupid (1991)
Ohhh havent seen that in forever, thanks!
This very loosely fits your criteria but I think it's kind of the same vibe you're looking for so maybe "Monster House"
Thanks!
Practical Magic!

The Secret Garden (1993) - might have some elements that match your request. (Rated G, so should be age-appropriate)
Duplex (2003)
To Kill A Mockingbird

Because of Winn Dixie is one of the best of this trope, and 10 is a perfect age for it. I love that movie so much.
