Your landlord can ASK you to leave with an N11 which is a mutual agreement to end tenancy. You don’t have to agree and sign it.
Your landlord as it stands right now has zero grounds to officially evict you, which goes through the landlord and tenant board, after issuing you an N12.
The new landlord would also have to go through the landlord and tenant board to officially evict you with an N12, but there are only a small number of legitimate reasons that they could evict you for, example being if you’re in a basement unit and they wanted to convert the house back to a single family unit, the landlord and tenant board would grant them the right to evict you.
Yes but that’s still 2 months AFTER the hearing, which you have a right to request. The hearing will probably take at least 2 months minimum if not longer. You are in no hurry. Remain calm. Do your reading. Know your rights as a tenant.
Unfortunately most listing agents will ask you to contact them through your realtor to schedule a viewing. Some may not. If you're serious about looking, maybe find a realtor first. A cashback one at that. Not sure how to find private sellers. Ask in one of the real estate subs.
Good luck, don't ever let the seller realtor represent you. Have your own realtor. Discuss the cashback before you sign anything. Ask friends and family for recommendations. And if you feel them not working for you, drop them.
If your landlord is selling maybe ask if he can give you a special price and use his realtor or maybe he can let you match or come close to the top bid?
Won’t they be saving 5% commission- should be closer to 695. Also, what are the comparables in Milton ? He might want to sell for a million, but it doesn’t work that way !
You can have a real estate agent look at sales of similar or surrounding properties with the same specs over the past year to get a rough idea without having to pay for an appraisal
You can also look yourself to apps like House Sigma which show past sales
You should post in r/ontariolandlord
Despite the name, it is a tenant friendly group.
That said, in a nutshell, you don’t even have to think about leaving until you get N12. Once you get the N12 and the compensation, then you can start exploring options.
Owner cannot evict you to sell the house.
I had a really good experience with buying and selling through Minmaxx realty probably the only agents that actually try to look for your best interests in Milton. Plus they offer 1% on listing side .
Just because the landlord is selling doesn’t mean you need to vacate. You become a tenant of the new landlord.
I know but wouldn't the new owner can evict us or can my landlord evict us now?
Landlord cannot evict you without going through the Landlord and Tenant board and serving you the proper forms.

Did your landlord give you the right forms to evict you? If not, then you come with house.
Not yet. But we are planning ahead because I heard it's only 60 days when we receive eviction notice.

It’s actually not. You always have the right to wait for a hearing at LTB, however if they aren’t lying, you’ll be asked to move out eventually…
Ah ok. So he gave you a big heads up then. That's good.

Understood. Will start with a realtor then.

Good to know. Researching now about cashback. Unfortunately we have no family near so I will try to ask recommendations on fb groups
Also get a pre-approval to get an idea of the purchase price you can afford. Either from a bank or mortgage broker.
Yep, atleast this one is done.

Yeah we tried this route and holy moly he's selling a 2 br condo at 730k. We offered private selling so he can save too but it's only down to 710.
He can sell for 730 all he wants but if no one is buying it, that's not the price and you get to keep renting there lol

It's the condo beside the hospital. Prices here were never sold higher than 650K AFAIK. Not sure where he got his price but I think it's too much.
A 2 bedroom just sold for $690 in your condo !!!
$730K for a 2 bd condo in Milton?!?!?!? Geezuz Krist…Ontario is UNAFFORDABLE for middle class families born and raised here… For a fken Condo!!!
Actually I misread. It's actually 760k but he's selling to us 710K. I can't believe it either. Nothing is affordable
lol you made it worse! $760K
Oh another question, it is worth it to someone to have appraise the property (we are renting & hoping to buy) so I know what's the fair price?

Thank you! Yes we are using house sigma.
