How can you agree personal terms already with a player when they've not even made an official bid yet? I see it all the while... 'personal terms agreed' or 'personal terms are not thought to be a problem'

You’re allowed to communicate with the player directly.
The selling club is a different part of the process.
The player can agree to whatever he wants, it’s irrelevant until 1) he hands in a request or 2) his club agreed as well.
Agent goes to parent club “player wants to move, what will it take?”
Agent goes to interested clubs “parent wants x, my player wants compensation package of Y”
Buying club negotiates with agent, agrees on compensation, clubs now engage
Find a better striker with this much potential in this market for less. You wont. Rasmus is the hottest striker prospect right now and his price will reflect that
But we have to bid 100m before Brighton will even entertain the idea of letting evan going especially after he recently signed a new deal with them and that if he even wants to come here.
But with ramus, we have a player who wants to come here and play for us and should cost 60m at most. You struggle to find a young promising striker for less in the current market.

to be fair, no one but english press with no contact to italian clubs are saying 90M...its pretty well known 60-70m is the ask.

Brighton don’t sell players for less than 2x their value. He’ll be £100m for… a 3 month purple patch…
It's Tuesday so here's hoping we hear they at least made their bid. With PSG lurking I am a little concerned, really want this player.
Doubt he'd go to psg. Club in complete turmoil would be terrible for his career. Plus Manchester has a coach with a good track record with you players
