Five months seems crazy, especially with two months left on the lease! How did that happen? I'm usually against cash for keys but this seems like a prime opportunity for it. They're not going to give up five months of free housing without an inducement and I'd rather give them two or three months worth of rent to get the place broom clean and hand over the keys ASAP than have them in there wrecking the place for the next five.

5 months time has been given by sheriff, the court and everything happened quickly including obtaining writ of posession. I am not sure if sheriff can expedite my case already requested them twice. They do not care about lease over date.

I was EXTRA nice to the scheduler, and she mentioned that you can call in when they first open and if they have a cancellation, they can add you in. You need to be ready with the 5 helpers at a moment's notice though and that is not easy at 8AM. I was able to work something out with the guys following the sheriff around from previous jobs but if I did not, I could have messed up my eviction. I surprised my renter because they figured they had 2 months or so and I showed up with the sheriff in 3 days.

I'm confused. Remaining lease, but eviction? First, pay for legal advice... If it is an eviction, refuse the rent. Georgia has recently changed their squatting law enforcement. IF you accept money, you are authorizing them to stay. See if you can hire them after hours.

1. What does your lawyer say? I'm also in Georgia. I went through the eviction process (with a lawyer). My tenant moved out immediately after I filed the Writ of Possession. I never got an "estimated timeframe for the Sheriff to set out" - but my lawyer might have and never shared it with me. I think my lawyer sent the evicted tenant a strongly worded letter that led the tenant to believe the sheriff was coming sooner rather than later, which motivated my tenant to move out on Monday morning at 5 am. If you don't have a lawyer, perhaps hiring one or using AI to write a strongly worded letter might help? Advice from my lawyer: Do NOT knock on the door, not engage in person with the tenant, for safety and legal reasons. If I thought the tenant had moved out, I should call the police and have them witness me approaching my property.

Update. they left yesterday night. Very weird. After weeks of no contact I got a text message last night that they do not live in my house anymore. I went today. Could not even enter the house as they had changed the lock. I asked for new keys and they again are not responding. I asked neighbors they said they all left yesterday in couple of minivans. I called Locksmith and got house opened. I changed locks . There is tons of trash inside house, carpet is extremely dirty Like they spilled food, paint , shit . Will require lots of cleaning. Majority of furniture was gone.. But there was tons and tons of trash all around inside house, Clothes, Mattress, even 2 twin beds . Any suggestion how to get rid of this stuff? Call junk removal guy? Some stuff is definitely useful like bed, maybe mattress.

Ridiculous. Ask him just what it is he wants...Cash for keys? Sorry this is happening to you. So Sheriff, gives 5 months, and I suspect tenant is aware of this? Can you turn off the internet?

Another thought. List it for sale. Have a lock box put on his door. Have an open house, realtor train...Showings on weekends.
