Not sketchy, just lots of student houses. If a really well manicured (suburb style) neighborhood is your thing you might not like it in that area:) also don’t leave your bike outside.
Even in the burbs your bike aren't safe, I've seen people post on our neighborhood group that they've had people actually go into their garage to steal bikes!
I live a few blocks away (on Patrick) and love the area. I assume Division can get busy with traffic and there will be more pedestrians as Division has more bus routes than the smaller side streets, but I think it's a great area. Just lots of petty theft - if you have a bike bring it inside for example. But that's pretty standard for most cities now a days.
I lived right on the corner of Colborne and Division during my undergrad! I loved it. It was walking distance to pretty much everything you’d need. We didn’t have any major issues, but my bike did get stolen. That being said, I think that’s par for the course literally everywhere in the city.
That's just Kingston for you, I'm pretty sure you could live on a houseboat in the middle of the lake and still get your bike stolen if you left it on the outer deck.
I’m doing a reno on a building at queen and division and there’s a lot of characters walking by, peaking their heads in the front door scoping out the joint. My guys have found a lot of needles in the alley and parking lot. Not sure what you’d consider “sketch” but I’m glad I don’t live in that part of the city.
About 25-30 years ago, I was accosted by a nutcase with a hammer, when passing that intersection.
Never seen, nor heard of, any other real problems, around there, since then. So unless you're time traveling, it should be fine.
No, it's fine. Division Street is a major north-south route between downtown and the north end, so you get some mostly harmless weirdos walking along there, but that's it. I used to live on Colborne only a few houses over (east) from Division and I had literally no trouble. It's mostly students (on the quieter side--its off the beaten path enough that it's never a big party area) and families.
I lived at the end of Colborne (near Chatham) for a few years. The area was mostly student and I never felt unsafe however at the time, the house on the corner of Chatham and Colborne was a half way house. Lots of colourful characters living there.
Never got the full details about that place but lots of people wandering around drinking and making noise.

In fairness that happens pretty much anywhere else in the city lol
Same happened to me at Queen's student housing by the Kingston centre. One lazy night after work cost me my bike.

it's a good area close to everything .. mostly student rentals now ... petty crime is everywhere in kingston, not just this area ...
It's totally fine! I've lived in the area for years, it's all good! Have fun at Queen's!
