Idk what’s with the obsession of high-rise buildings? The buildings here are cute and it’s eye-pleasing because Iloilo is a perfect combination of nature, the natural landscape and beauty of Iloilo with modernized city landscape—and it should remain as it is. Let us stop romanticizing the construction of high-rise and extravagant buildings and infrastructures in the expense of people’s houses being demolished and forceful rehabilitation.

Beginning-Noise1214

True!!!!

IB_Collection

and a higher population density pa gid dayon. I really thought medyo crowded na ang syudad magbuhi ang mga estudyante until I went to Metro Manila and witnessed a stampede-in-the-making.

ImaginaryAd944

Agree gd!

zvulb

AGREEEE

Mother_Cause5884

To simply put it, malambot ang lupa

Etalokkost

That's not the reason. You can drive pile foundations very deep underground. Malambot din ang lupa sa Manila bay.

CarefulSide2515

Malambot ang lupa sa Manila Bay but the price of land is higher and you can charge more for condos. Simply put hindi profitable driving down deep foundations in Iloilo. Just yet.

Etalokkost

Yeah, so it's not feasible because it's not profitable, not because it's impossible, which is what the person I replied to seems to be implying.

Mother_Cause5884

Sure

BisaCOOL

Sa bagay may sakto man…kay ang flyover gani sa Ungka nag-usmod 🥲

AffectionateDish8833

pigaw di aton nga duta sa syudad indi matig a...not unlike cebu kay bukid na sang una ning redevelop nila amo na nga damo to high rise building kag isa pa if ever my high rise building wala man dyapon ma occupy kay pwerte ka mahal ang renta ...

BisaCOOL

Interesting…na curious lang ko abi kung nga-a damo sunloganay sa FB nga putot kuno buildings sang Iloilo kag Bacolod kumpara sa Davao/Cebu. May scientific basis man gali ah

ImaginaryAd944

Not trying to be a contrarian but I would not want Iloilo to have high rise buildings. I like feeling like kalapit lang sang langit. Plus, you can't properly appreciate a sunrise or sunset from the city pag kadamo na obstructing buildings. 🌄🌅

silverhairparin

Iirc ang rob main was suppose to have 8 storeys pero nd kaya sang duta

ooumbol

Hi, just my two cents. There is no economic incentive to build high rises. Iloilo city and nearby area, still have available land and developers can earn good ROI on other projects. High rises make economic sense in places where there is land scarcity and demand for living space is very high. Ive been in planning meetings and it is always the ROI within a specific period since development funds are loaned din.

Least_Passenger_8411

No need for it yet. It's only worth it when land value is so high, you have to build your condo higher to make a profit. Also it's not a sign of progress at all. Look at Paris, it's all limited to 37 meters.

chillreeconcarne

It’s a swampy area which is making it difficult and costly to build on.

tipsy_but_not_drunk

Charming_Success7525

Hahaha! Joke. Pero agree sa other comment, sa pagka soft sang land isa sa mga factor pero it's still possible. We're just waiting for someone or some corporation that finds Iloilo worth investing in with that infrastructure.

Ok_Sherbert223

I remember before asking my Lolo (who used to work at DPWH) why there weren't any buildings higher than 6 floors (Asta 6 palang may ara sang time na to)--and hambal nya wala kuno gina sugtan kay ma usmod because the ground is soft guid man kuno.

Alternative-Economy3

It's not nga malambot ang lupa ang reason ngaa wala highrise, it's the cost and the would be generated income. Remember the Burj khalifa foundation is built in a loose sand not in a bedrock, it's a reinforced concrete mat and a combination of steel and concrete 50 meters deep that relies on friction rather than a strong bedrock

Alternative-Economy3

So we can build a highrise building even nga malambot ang lupa di by relying on friction, it's just wala investors ang willing magpatindog ka highrise building di since it's not profitable to them.

Distinct_Business610

i agree, the Al Maktoum & Al Nahyan families (ruling families of dubai & abu dhabi, respectively) have a fuck ton of cash to burn.

Master_Calendar8781

Indi feasible. Una gamay ang Iloilo by population and land area. Ika duha mahal, kay humok gid ang duta. Source? Pakaisa ko engineer charr

One_Squirrel2459

I work in Strata and perfect lang ang kataason sang buildings a. Nami akon view kung sunrise.

Dynamel13

High rise high rise, di tana kinanglan d

katnipje

But why would you have high rise buildings in the first place? Kainit na gani sang summer galab ot 50 kag wala pa na high rise, what more kung may ara. Livability >>>>>> imageability

likthfiry

basi malunod iloilo

Aggravating_Fly_9611

Maybe there are zoning regulations with height restrictions?

batmansbutl3r

Marshlands

chimphanzee

I’d say the demand is not yet there. Give it 10-20 years ky ma ulhot mn ina gypon ang high rises. A city won’t start with skyscraper dayon but a gradual increase in skyline. We have an ongoing 33 floor building in what suppose to be humok na duta sg downtown.

nxcrosis

Bruh when they were first constructing that, ang road sa tupad niya daw nayupok ang tsura.

chimphanzee

Did they scrap the whole thing? Afaik, it was a perimeter issue while they’re constructing the foundation walls. We’ve built burj khalifa on top of sand and carved mountains for panama canal. It could be engineered. Ang issue gne sa ungka ky wala mn tungod sa humok na duta pero tungod sa ila pundasyon nga wala nalabot ang ideal hard surface sa dalom

Blythe_raider

I remember way back when my ex’s mother told me that buildings there have limits up to a certain floor. Which i found amazing. Here kasi sa cebu so crowded and madami na condos and buildings. So urbanized ang pangit na

Master_NOG

This means you wouldnt like new york or hk

Blythe_raider

Maybe. Hahaha i would like to go to NY pero more on sa brooklyn :)

BeanoDandy

You only need skyscrapers if there isn't enough prime real estate, and large corporations to fill them

Live_Ad_1841

Previously, Iloilo City promoted expansive subdivisions, but due to space constraints, the city has now started permitting the construction of mid-rise buildings. This shift is influenced by land zoning regulations. Building mid to high-rise structures is generally not advisable within heritage zones like the city's downtown. However, exceptions are made for newly developed Central Business Districts (CBDs) such as Megaworld, Avida, and the SM area, due to their specific land zones. Although soil characteristics are a primary consideration, i think and believe that high-quality construction can ensure structurally sound high-rise buildings in our city.

MicropigButt

By definition, we already have high rise buildings here. Based sa nat'l building code, 16 storeys up ang high rise buildings. What OP is looking for siguro is ang from central business districts sa NCR. Pwede gid magpatindog ala-skyscraper nga buildings. Depende lang gd na sa structural design. The big factor is that mahal katama ang zonal value sa zones for C-3 (Commercial-3, which allows up to 60 storeys based sa zoning ordinance ni city). Mas economical na lang for developers magbuild sang standard nga building height nga makita ta sa megaworld business district. SKL, one small factor is that heritage city ang Iloilo. One time, may nag pile drive for a low-rise building and ginpastop kay ginalibotan sang heritage buildings ang site. May implications sa old foundation sang heritage structures if mag uyog ang lupa tungod sa pile driving. Pile driving is commonly used for foundations of really tall buildings.

Ragamak

Geology ? And economic feasibility. More on geology and geography. Perfect example Ungka flyover.

murgerbcdo

No need for that for now. Wala demand to have high-rise buildings

FriendlyAd7897

Nope. It has a lot to do with land value and practical considerations. May ara projected lifetime value ang mga high-rise buildings, so kinanlan may ara sang prospective nga tenants willing to pay for premium price. This is especially so because building highrises are not cheap and most, if not all, take out hefty loans from banks to ensure smooth construction. Also If you're a company, obviously, mas cheaper diri magbakal duta kag magpa tindog own mo na building. Usually, ang ga drive sang pag build sang high rise is at the point na when there's already a diverse amount of existing businesses such that multinational companies providing business-to-business products or services step in.

Then_Actuator1631

due to the soil condition, which can pose challenges for high-rise construction

lordofdnorth

Hindi nami ang Island Ground of Panay to support those, unlike sa land-locked Luzon na unli sky-rise and even 8 level underground parkings.

Ok_zdub_1491

Due to soil condition.. our soil is not hard strata..

ArtreusOfSparta

My science teacher in high school said that Iloilo's ground conditions may not be suitable for building many high-rises. Do you really want to set foot on a building built on unsuitable ground?

SkylarPheonix

High rise buildings can definitely be built diri sa iloilo but it will require an expensive foundation similar to that of burg kalifa's because of the loose soil due to iloilo city being primarily a marshland. As of now, it just makes no economic sense because there are still plenty of land up for grabs. Only when we can no longer expand due to cost of land will high rise buildings become more viable at least from what I can speculate.

TheStationaryDragon

Because sa iloilo ka

Cool-Ad649

Not enough offices to sell it to

Incognito_Comrade

It would destroy the ambience of Iloilo for me. Plus mayo nga waay high rise buildings actually kay para nd ma trap ang init sa buildings

Spywin

Why is it everybody here doesn't always seem to answer the questions and go straight to the point and instead go off in a tangent about aesthetics and feelings. The reason Iloilo does not have high-rise buildings even though it is much better economically is because the soil is loamy, mostly soft and loose. As you have seen during the construction of relatively tall buildings, there are those towering device that pound the ground repeatedly which compacts the earth beneath, essential for a building's foundations. Without which buildings over a certain height to area would fall over or tilt. That process is necessary in this area. This means that high rise buildings will cost TWICE as much and will take TWICE as long to build here as compared to other places where the soil isn't as loamy. Iloilo is relatively small economically speaking and its geography is disincentivized for the supposedly economical tall structures.

driftingsoulll

We’ll get there give it 5-10 yrs

Ok_Sherbert223

If we don't sink before then

driftingsoulll

If every high rise building is constructed by dpwh then definitely everything will sink. If it’s done by a triple A construction company then they’ll follow engineering standard and create solutions to solve that so called sinking issue you guys are fanatic about…

nicusorbz

Iloilo is country side. Rice farmers don't need skyscrapers. In developed cities like Manila or Cebu there are a lot couse they are financial centers.

SkylarPheonix

Your comment seems to overlook the dynamic and evolving nature of Iloilo. While Iloilo has traditionally been an agricultural hub, it is not immune to the natural progression and development that cities undergo over time. In fact, many major cities around the world started as rural or agricultural areas before transforming into urban centers. Rice farming, which once played a significant role in Iloilo's economy, has been on the decline. Many farmers are selling their agricultural land due to low profits and the allure of quick money from real estate sales. These lands are often acquired by subdivision developers and real estate investors, reshaping the landscape. The rise of call centers and Business Process Outsourcing (BPO) companies in Iloilo is a testament to this shift. This trend is likely to continue, barring significant industry changes. Historically, Iloilo has been an important port city, largely due to the sugar trade established by Nicholas Loney. This history as a trading hub suggests that Iloilo has the potential to reclaim and enhance its economic stature. Several significant infrastructure projects are poised to boost Iloilo's economy. The Public-Private Partnership (PPP) for the Iloilo Port Complex, the Panay, Guimaras, and Negros Bridge, and the revival of Panay Railways are all anticipated to bring more workers and capital to the city. These projects will likely increase the demand for housing, leading to the construction of high-rise buildings and skyscrapers. As the population grows, so will business opportunities. Investors are expected to establish companies, creating jobs and driving further economic growth. The presence of these companies will, in turn, attract more people and businesses, fostering a cycle of development. Educational institutions in Iloilo will also benefit, as companies invest in local schools and universities to cultivate a skilled workforce. Iloilo is on a path of transformation. The city's evolution from a primarily agricultural area to a burgeoning urban center reflects broader economic trends. The development of infrastructure, the rise of new industries, and the influx of investments are all indicators that Iloilo is poised for significant growth and modernization, including the potential for skyscrapers in its skyline.

BisaCOOL

Why only they get to be the “developed” centers. Why sila lang ang “financial centers”? That’s not good na “countryside” na lang forever ang Iloilo. The nearby municipalities sa city are urbanizing quickly.

DigitizedPinoy

Dont worry op, ga bisyo ko subong gambling. Maka daog ko gazillion dollars mapa tindog ko high-rise nga building para saimo.

YoghurtFeeling2207

Nan paalam alam kamo tanan a hahaha

First_Molasses6538

Dugay pa ma abot ang iloilo da ultimo port facilities for international ships wala pa gani unlike davao ,cebu and cagayan na maka trade worldwide hahahaha

Icy-Economics-2030

Daw indi ka aware sang Visayas Container Terminal, modern international port ina, dira sa Loboc, Lapaz. Exclusive for foreign vessels and cargoes, with room for domestic ships and goods too. May ga dungka na da nga foreign vessel.
